Facilities Operations Manager - Atlanta, GA

As the Facilities Operations Manager you will ensure that the communities assigned to you, conform to company standards, and that avenues are explored on an on-going basis to achieve more efficient operating practices, including cost savings options and asset preservation. We expect that you will maintain consistency within our communities, assist in budget preparation and be accountable for specific capital projects in your assigned portfolio.

Duties include but are not limited to:

Implement, coordinate, and monitor various projects, including maintenance programs, safety programs, policies, and procedures for the communities assigned Assist Community Managers in the hiring process and onboarding of Service Managers and Technicians. Provide direct support to communities when short staffed or in need. Train the maintenance site staff to assure that all are following procedures and safety guidelines Assist VP of Facilities with monitoring capital improvement work Seek qualified vendors, negotiate pricing/terms and aid with contract execution Upon request from VP of Facilities, provide a written scope of work for capital repairs and obtain several competitive bids for the project scope Monitor and report on progress of projects, present reports defining project progress, problems, and solutions Investigate damage, accidents, or delays at job sites to ensure that approved company procedures are being followed Ensure all expenditures are reviewed by the Community Manager and approved by Regional Manager and VP of Facilities Perform all other duties assigned by the Vice President of Facilities

Education and Experience

Highschool diploma or equivalent 5+ years of experience in multifamily or related industry Thorough understanding of construction, municipality relations, plan reading and the permitting process and procedures A bachelor’s degree in construction management is preferred, not required

Preferred Knowledge, Skills & Ability

Excellent written and verbal communication skills Collaborative skills, working with diverse teams and external entities Demonstrated ability for multi-tasking and meeting simultaneous deadlines Negotiation skills Exceptional scheduling and organizational skills Ground up construction and development experience Word, Excel, Microsoft, Entrata, and Online ordering systems

Requirements:

Frequently lift and carry up to 45 lbs., occasionally lift and carry up to 80 lbs., push and pull appliance dolly up to 200 lbs., move objects from one floor to another, frequently bend/stoop, climb stairs, kneel, balance, reach above shoulder height, walk and twist Extensive overnight Travel expected 50% or more depending on priority needs Have and maintain CPO certification Maintain A/C Certification I & II and any other certifications required by law Must have valid driver’s license, dependable transportation and carry legally required liability and collision insurance coverage on his/her personal vehicle at his/her own expense Position may require the ability to work any of 7 days of the week, 52 weeks of the year to respond to staffing shortages or work emergencies. Extended work schedules must be authorized in advance by the VP of Facilities Position may require working on-call hours, as necessary in the case of emergencies
