Facilities Site Manager

As the Facilities Site Manager, you will manage the onsite maintenance staff to coordinate, schedule and implement activities related to facility building operations and increase operational efficiency through timely planning, scheduling, and execution of maintenance and project activities.  Oversees the scheduling of work orders and preventative maintenance activities utilizing a CMMS Software.  Analyzes equipment issues and/or failures to determine root cause and identify changes required to prevent recurrence.  The Site Supervisor is responsible for managing facility maintenance, housekeeping operations, painting, construction, renovation, landscaping, snow removal, facility safety-related issues and facility asset protection.

Responsibilities:

Manage the PPG Facilities Maintenance Team including engineers and contractors. 

Manages construction projects such as laboratory renovations and facility modifications. 

Ensures adherence to contract/project documentation (Authorization for Capital Transaction project scope of work, estimates, etc.), timelines, and cost control parameters.

Conduct feasibility studies, determines scope of project and needs, designs systems and reviews and/or creates engineering drawings. 

Ensures compliance with PPG standards and EHS safety regulations (Occupational Health and Safety), reporting on hazards and provides immediate corrective action.

Subject matter expert on the maintenance and preventative maintenance processes within the plant.

Researches, recommends, and plans facility improvements.

Manages and support engineering and maintenance staff; provide assistance and direction.

Supports the installation, startup, repair, training and modifications of equipment, production machinery, electrical systems, HVAC, associated mechanical systems, plumbing, and controls.

Reviews work orders and provides estimates and materials needed.

Completes the bid package process (bid creation and evaluation, background check, bid award, etc.) to select the most competitive bid and competent vendor for contracts (soils, survey, HVAC, electrical, etc.).

Act as Project Manager to create and maintain schedules, budgeting, analyze sources of overage, and negotiates with vendors to prevent future changes to project scope.

Maintains cost log and project management checklist, processes invoices, and releases funds to contractors to facilitate, document project completion, and physical asset management

Work with Maintenance staff to formalize and maintain a preventative maintenance program.

Provide engineering concepts for the optimization of equipment, procedures, and departmental budgets to achieve better maintainability, reliability, and availability of equipment

Qualifications:

BA/BS in Facilities Maintenance, Mechanical or Electrical Engineering, Industrial Engineering, Civil Engineering or similar; OR Equivalent combination of knowledge, experience, and training.   

10+ years of Facilities Maintenance experience

Hands-on experience and first-hand electro-mechanical troubleshooting, installation, repair of manufacturing equipment, HVAC systems, industrial electrical, or related

Basic proficiency with AutoCAD or other drafting tools

Previous Project Management or related Leadership experience

Strong math and analysis skills to plan, forecast, and understand bids, projects and facility needs.

Strong coordination and communication skills
