Facilities Technician III
**Job Title: Facilities Technician III** **Job Description** We are seeking an experienced Facilities Technician III with a strong understanding of building systems and facilities operations. This role requires proactive management of building maintenance issues and coordination with vendors to ensure optimal facility conditions. **Responsibilities** + Act as the primary contact for building issues such as climate control, odors, smoke, spills, damage, emergencies, and repairs. + Create, review, prioritize, and process work orders from phone, email, or verbal requests, and ensure proper communication to the work order requester. + Keep the Facility Manager informed of day-to-day routines. + Perform maintenance of interior and exterior buildings, including painting, construction, renovation, repairs, equipment, and furniture installation. + Actively monitor facility and equipment conditions and make recommendations for maintenance or improvement. + Maintain all building equipment, supplies, tools, and keep an inventory, ordering supplies as needed. + Manage and maintain primary utility systems, including HVAC, boiler, hot water, and elevators. Check and control water, gas, and electric systems. + Manage and negotiate bids and quotes from vendors, coordinate jobs, and monitor contractor performance to ensure work is completed according to specifications/service contracts. + Work with project coordinators on projects of all sizes, including large-scale repairs and new facility construction/renovation projects. + Assist with maintaining building security and respond to building emergencies on a 24/7 basis. + Monitor, maintain, troubleshoot, and repair facilities maintenance tasks related to plumbing, electrical, mechanical, or any building-related issues. + Perform and maintain preventive maintenance programs. + Provide training to new employees and refresher training as needed. + Follow OSHA regulations for all projects, equipment operation, and chemical usage, including labeling, storage, disposal, and the use of personal protective equipment. + Conduct site inspections daily, monthly, and quarterly, completing checklists and providing written documentation to the Facilities Manager. + Oversee overall building cleanliness and job performance of technicians I, II, III, and IV. + Manage and complete special maintenance projects assigned by the Facilities Manager before the deadline. + Perform other maintenance duties as assigned by the Facilities Manager. **Essential Skills** + 5+ years of maintenance experience, especially in environments where customer interaction is frequent (e.g., hotels, apartment complexes). + Experience turning rooms around, including painting. + Knowledge of Standard Operating Procedures (SOPs) regarding building maintenance procedures. **Additional Skills & Qualifications** + Proficiency in facilities maintenance, electrical work, HVAC systems, preventive maintenance, drywall repair, vendor management, and plumbing. + Ability to handle maintenance tasks and repairs efficiently. + Experience managing work orders and maintaining property maintenance. **Why Work Here?** This position offers the opportunity to give back to the community and provides benefits from day one. The individual will report to the Facilities Manager and manage a team of four people. The work schedule is Sunday through Thursday or Tuesday through Saturday, 8:00 AM to 4:30 PM. Parking is available at a rate of $20 daily. **Job Type & Location** This is a Contract to Hire position based out of San Francisco, California. **Pay and Benefits** The pay range for this position is $35.00 - $39.00 Eligibility requirements apply to some benefits and may depend on your job classification and length of employment.
