Facilities Operations has the responsibility of providing a wide range of services to all administrative departments, student programs, and all academic schools and departments. Services include all aspects of corrective and preventive maintenance, operations, grounds maintenance, housekeeping, utility infrastructure maintenance and operations, business operations, safety, regulator compliance, project management, and renovations. These duties are conducted for a campus consisting of 100 buildings totaling 6 million gross square feet on nearly 300 acres. Position Summary The primary purpose of this position is the responsibility for the daily operation and maintenance of all HVAC & Refrigeration equipment in a designated area or section of the campus, including the repair, replacement, installation and maintenance of air conditioning equipment ranging from 1875-ton centrifugal chillers to window air conditioning units. This position works under the general supervision of the HVAC Supervisor.

Preventive and Corrective Maintenance – 30%
Filter and Lubrication – 25%
Pumps, Air Handlers, and Air Compressors – 15%
Maintenance and Operation of Chillers – 15%
Operation and Maintenance of Controls – 5%
Refrigeration System Maintenance and repair – 5%
Safety – 5%

Minimum Qualifications

HIGH SCHOOL DIPLOMA OR EQUIVALENCY; OR DEMONSTRATED POSSESSION OF THE COMPETENCIES NECESSARY TO PERFORM THE WORK. SOME POSITIONS MAY REQUIRE SPECIAL LICENSES OR CERTIFICATION. OPTIONAL GUIDELINES: EXPERIENCE IN THE TRADE AREA RELATED TO THE AREA OF ASSIGNMENT MAY BE SUBSTITUTED ON A YEAR-FOR-YEAR BASIS.

Key Responsibility Preventative and Corrective Maintenance Essential Tasks Performs HVAC & R preventive maintenance tasks. Prepares corrective work orders for major repair/maintenance discovered during pm activities. Performs corrective maintenance tasks as assigned by HVAC Supervisor or HVAC Technician Submits required reports. Has the ability to identify problems with HVAC system and make repairs when needed or request assistance from Technician or Supervisor.
