Facility Maintenance Manager

Essential Duties and Responsibilities

Oversees the hiring, training, and scheduling of Full-Time and Part-Time Maintenance employees and Part-Time Zamboni OperatorsOversees the condition of the ice for hockey and manages the build-up and cut down of ice for special eventsCommunicates with the tenant on the condition of the iceDevelops operating procedures and maintenance programs that conform to manufacturer’s recommendations for systems and equipment, and corporate standards, which are customized to the specific needs of the facility and consistent with the goals and objectives of the client, facility and event requirementsPlans and directs the work of maintenance and service contractors to ensure satisfactory work and complianceUnderstands and trains staff concerning the use of Mohegan Arena systems including but not limited to, lighting systems, fire panel, scoreboard, sound/ intercom systems and HVAC/BMSMaintains an adequate inventory of spare parts and supplies needed to ensure uninterrupted service of HVAC, boiler, plumbing, and electrical systems and serves as the emergency contact for those services/systemsResponsible for the operation, software tracking, oversight of Full-Time and Part-Time personnel, and the implementation of policies regarding the repair of the facility’s HVAC, plumbing, boiler, and electrical systems for the efficient operation of the facility, including performing the work him/herself as neededResponsible for the oversight and performance of preventive maintenance and repairs, alterations, and routine operations to the facility HVAC, boiler, plumbing and electrical systems as neededMust be fully versed and skilled in all operations of Mohegan Arena equipment including, but not limited to, forklift, hand tools, Zamboni, power tools, and vehiclesIn conjunction with the Director of Operations, responds to routine, precautionary, and emergency alarms from the building automation systemsUtilizes and maintains up-to-date records on Computerized Maintenance Management System (CMMS) system. This includes PM and non-PM work orders as well as all relevant service report uploads.Ensures maintenance staff's proper utilization of ASM Global Maintenance Manager SystemEnsures compliance with current and future LEED standards and protocolsActs as contact for maintenance/engineering suppliers, contractors, and vendorsParticipates in Safety Committee, Pre-Bid, Project, Event, and other meetings as requiredWorks with Director of Operations to ensure adherence to OSHA, NFPA and other applicable safety codesServes as Manager on Duty (MoD), periodically as required

Supervisory Responsibilities           

Directly supervises team members, including Maintenance Technicians, Zamboni Operators, Audio/Visual TechniciansCarries out supervisory responsibilities in accordance with ASM Global's policies and applicable laws.

Qualifications:

Must possess demonstrated basic knowledge in methods, principles, and practices required for the operation, repair, and maintenance of the HVAC, boiler, plumbing and electrical systemsMust understand rigging and safe rigging practicesMust possess a thorough understanding of the ice plant and complete operation of the ice floor including Zamboni operation and ice buildMust possess a thorough understanding of operational procedures and industry terminologyMust possess an EPA Universal CertificationMust possesses any licenses, certificates, and/or training required by local, state, or national authorities for the operation of the equipment in the facilityMust possess a basic working knowledge of electricity, electrical currents, and electrical blueprintsMust possess a demonstrated ability to read and comprehend blueprints, drawings, and other related materials; must possess basic computer skillsMust possess a demonstrated ability to follow oral and written instructions and communicate effectively in EnglishMust possess the ability to work effectively under pressure and/or the stringent schedules and produce accurate results; must possess the ability to work independently and exercise proper judgment in routine mattersMust possess the ability to maintain an effective working relationship with clients, employees, exhibitors, guests, and others encountered in the course of employmentMust be licensed and insured to operate a motor vehicleCollege or technical school preferred along with 3-5 years’ experience in the fieldMust possess the ability to remain flexible to adjust to situations as they occur and perform assignments outside the HVAC/Plumbing fieldMust possess the ability to meet the physical demands of this job which include being able to access all areas of the facility, lifting and carrying up to sixty (60) pounds, moving, climbing, and working at various heightsMust be able to Operate a personal computer using Windows, Microsoft Office Software and is knowledgeable in event software Must possess the ability to work a flexible schedule including nights, weekends, and holidaysMay experience possible exposure to the hazards of HVAC systems and to loud noisesReasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this position
