TERMS OF EMPLOYMENT: Full-Time, Full Year

SUMMARY DESCRIPTION:
The Facilities Manager works in cooperation with the Chief Operating Officer, Sr. Director, Facilities & Procurement, Facility/Transportation Coordinator and the Center Directors to coordinate the safety, maintenance and equipment needs of facilities owned and leased by Sheltering Arms (SA).
PERFORMANCE RESPONSIBILITIES: (Asterisk for essential job duties.)
+ Site safety – The Facility Manager ensures that high standards of safety are developed, met, and maintained at all facilities.
+ Arranges and coordinates annual life safety inspections with local authorities. Follows up on any deficiencies or recommendations to ensure corrective measures are taken or implemented. (As appropriate, performs tasks immediately to correct deficiencies).
+ Arranges and coordinates the internal safety and licensing inspections of the centers, grounds and the equipment and machinery associated with the center. Perform tasks immediately to correct any noted deficiencies.
+ As appropriate, secure vendor (s) to perform the necessary work items which can’t be accomplished by maintenance staff. Review invoice for accuracy and completeness prior to acceptance and approval of work.
+ Site Maintenance – The Facility Manager ensures that facilities and grounds are maintained in accordance with relevant regulations, agency standards, and fiscal consideration.
+ Develops, implements, and reviews regularly site-specific maintenance logs for each facility.
+ Responsible for conducting and documenting quarterly maintenance inspections of each assigned facility. Provide a summary of maintenance recommendations to Chief Operating Officer and Sr. Director, Facilities and Procurement. Prioritize work items to be completed based on urgency and licensing needs.
+ Responds as quickly as possible to emergency maintenance requests (i.e., break- ins, flooding, electrical or plumbing, etc.) As appropriate, perform tasks or services to satisfy the emergency request.
+ Coordinates, arranges, and supervises or performs work for the completion of corrective and preventive maintenance in accordance with agency operating procedures, practices, and financial considerations.
+ As appropriate, secure vendor (s) to perform any maintenance requests which can’t be accomplished by maintenance staff. Review invoice for accuracy and completeness prior to acceptance and approval.
+ Equipment maintenance – The Facility Manager ensures that major equipment and furnishings are maintained in safe, operable condition and/or arrange for replacement.
+ Develops, implements, and reviews equipment records (included in maintenance logs).
+ Establish procedures and contacts to ensure timely repairs of equipment requiring minor repairs on a frequent basis.
+ Secures major equipment bids and makes recommendations for purchase when replacement or new equipment is required.
+ Ensure the appropriate use and proper care of the agency vehicles. Work with Facility/Transportation Coordinator to ensure proper maintenance and repairs of company vehicles
+ Participate in the development of policies and procedures related to maintenance and safety as well as annual budget preparation.
KNOWLEDGE, ABILITIES, AND SKILLS:
+ Working knowledge and basic training in plumbing, electrical, carpentry, painting, general construction and roofing skills is required.
+ Has general knowledge of heating and air conditioning maintenance and trouble shooting.
+ Possesses an ability to read and develop simple construction drawings.
+ Possesses the ability to estimate maintenance and repair costs.
+ Possesses the ability to maintain preventative maintenance records and inventory for centers.
+ Possesses the ability to keep accurate records of all furniture, fixtures, equipment, systems and facilities in order to properly report to licensing agencies and funders of the agency.
+ Considerable tact and human relations skills in interacting with all levels of management, staff, children and general public required. Good problem-solving, organizational skills, negotiating skills and follow through skills required.
+ General working knowledge of computers and Microsoft Office is required.
+ Supervisory ability (no permanent subordinate – provides guidance to contracted labor, paid or volunteer workers, or crews utilized to complete work at the facility).
EDUCATION, TRAINING, AND EXPERIENCE:
+ Possession of a valid state driver’s license; personal hand tools must be provided by employee.
+ Five (5) years of experience in work related to maintenance of buildings, grounds, equipment and machinery.
+ Proof of Technical/Trade School Graduate or equivalent work experience is required. Minimum of High School Diploma or GED required
CERTIFICATE AND LICENSE REQUIREMENTS:
+ Possess a valid Georgia Driver’s License with current driving insurance, no record of driver caused accidents, no traffic violations within last 3 years;
PHYSICAL DEMANDS:
+ Must be physically able to perform maintenance and heavy lifting assignments, including but not limited to; lifting and carrying a minimum of fifty (50) pounds, bending, and climbing.

SPECIAL REQUIREMENTS:
Willingness and ability to travel to multiple Sheltering Arms sites
Must pass a criminal background check and also a drug screen

Performance of this job will be evaluated consistent with Sheltering Arms evaluation policy.
