Position Description:

The Facility Solutions Associate II role focuses on conducting processes and completing deliverables associated with facility services and operations. They will have advanced involvement with drawings, specifications and submittal reviews, MEL development, Pre-Functional Checklist (PFC) development, receiving and reviewing O&M manuals, training agendas, scheduling of training sessions, and asset QR tagging.  

 

 Position Qualifications:

Bachelor’s degree in a technical field including engineering, construction, or facilities management.  Four (4+) years of experience with construction projects, MEPF coordination, commissioning, systems start-up, facility. maintenance and operations, or retro-commissioning and/or a combination of education and experience.  Hold a valid driver’s license. Strong communication skills in written and verbal format  Ability to perform identified tasks with limited oversight Detail-oriented. Proficient knowledge in computer software such as Microsoft Office and Microsoft Project. Awareness of ASHRE standards and codes. Ability to read and interpret project design documents and submittals. Ability to make field observations for verification and periodic reporting of construction status regarding MEPF activities.

 

Essential Duties:

Participate in pre-design and planning of the commissioning process.  Develop, maintain, and verify the accuracy of the Master Equipment List (MEL). Maintain and monitor commissioning and construction schedules.  Manage asset QR tagging and cataloging process.  Manage project field observation process, including preparing daily logs. Assess and verify that complex systems and components are operating in accordance with contract requirements and project parameters.  Recommend issue resolution from commissioning activities. Assist in developing training and videography for Hensel Phelps, client, and trade partners.  Inspect and consult on operational readiness and compliance with project closeout requirements. Support project administration and trade partners.  Operate and maintain the computerized maintenance management software (CMMS) workflow coordination and process coordination. Data entry, validation, and reporting. Coordinate warranty management completion between Hensel Phelps, client, and trade partners. Create and monitor the process of the Operations and Maintenance Manuel (FOM).

 

Other Duties:

Work directly for and on behalf of Hensel Phelps Construction Co. team members to perform these duties. Review contract documents (design drawings, submittals, shop drawings, specifications, etc) for program/project understanding, constructability, functionality requirements. These reviews will be the basis of the project tools development.  Review and track submission and approval of Cx scripts Develop Operations and Maintenace Manuals Develop schedule and agenda for Owner Trainings Develop and execute Owner training schedule and videography of the trainings.
