Visit Conifer's website to understand our history, mission, and values at link:https://coniferllc.com/ OVERVIEW: The Financial Analyst in Development Finance will assist the Development and the Acquisitions departments with the analysis and modeling of affordable housing acquisitions and development transactions. Analyst will assist with the placement, negotiation and closing of debt and equity and provide underwriting support to development staff in all phases of the development process including the evaluation, planning and implementation of multifamily housing projects with the following responsibilities: RESPONSIBILITIES: Aid the Development and Acquisition teams including, but not limited to: + Financial analysis and underwriting related to acquisition, tax credit syndication and conventional equity real estate transactions. + Communicate with investors and lenders and assist the Senior Financial Analyst with placement of debt and equity + Prepare and update project underwriting models for internal and external reviews. + Periodically review financial terms in debt and equity transactional documents + Assist with the tracking and reporting of development project financial performance. + Assist with the preparation of materials for internal investment committees. + Researching and evaluating economic, demographic, and detailed real estate market data including but not limited to rents, incomes, capture rates, population demographics etc. + Analyze financial feasibility of new development opportunities including capital budgets, operating budgets, cash flow and return on investment calculations. + Preparing development and operating budgets in coordination with development and asset management. + Financial analysis, including review of relevant term sheets related to state and federal tax credit programs, subsidy loan and grant programs. + Review of Multistate Qualified Allocation Plans to understand threshold requirements and maximum scoring criteria. + Real estate tax, appraisal and market study review and evaluations. + Assist in preparation of multi-state affordable housing funding applications. + Attend industry and company conferences. + Establish key relationships within State Agency Housing Finance Divisions, Investors and Lenders. + Maintain Development Department’s underwriting model and related spreadsheets. + Other finance-related duties, projects as assigned. EXPERIENCE: + Minimum 1-year relevant work experience, preferably in real estate finance, desired or college courses and related work experiences with interest in finance and analyses. + Strong MS Office software skills, including high proficiency in Excel skills. + Excellent analytical skills. + Ability to read and interpret transactional and financial documents (financial statements, term sheets, loan documents, appraisals, market studies, organizational documents, etc.). + Ability to analyze qualitative and quantitative information and translate into strategic deliverables. EDUCATION/TRAINING: + Bachelor’s degree in business, Accounting, Finance or Economics preferred or equivalent work experience and some college. + Minimum High School Diploma/GED equivalent. The actual compensation may vary depending on a wide range of factors, including experience, skills, qualifications, certifications, location, etc. This range does not include additional forms of compensation such as bonuses.
