Fire Alarm / Clean Agent Project Manager
Job Description: The Project Manager is responsible for the technical, financial, administrative and customer-relations success of the projects to which he or she is assigned. Major objectives include, technical review, building customer relationships, managing the project within defined profitability and timing parameters, and completing the project to the satisfaction of the customer. ** Sign On Bonus For Qualified Candidates ** Excellent Benefit Package / 401K Match / Generous PTO / Excellent Work Environment and Team Essential Job Functions: • Reviews and addresses technical criteria for accuracy prior to project start . • Develops and nurtures relationships with contractors, owners, governmental agencies and other potential customers or influencers • Responds to inquiries from potential customers for information about the capabilities of the company and tracks and follows up on inquiries • Assists with project estimates as needed • Works with Sales and Estimating to thoroughly review the bid package prior to bid date and contribute comments, suggestions and corrections for inclusion in the final bid amount • Attends the internal new project kickoff meeting (Acquisition to Fulfillment) with the Sales/Estimator, the Construction Compliance Manager, and the Engineer, to review and understand the project scope and requirements • Finalizes the project schedule • Schedules and conducts the kickoff/pre construction meeting with the customer and establishes himself as the “point of contact” for the project • Coordinates the field labor schedules of the Alarm/Suppression team. Resolves any scheduling conflicts with the Vice President • Responsible for direct labor productivity under your supervision • Supervises the buyout and approves purchase orders to all subcontractors and vendors to establish commitments for project costs • Coordinates all subcontractors and vendors on assigned jobs • Attends as needed job site start-ups and assists in the orientation of the crew. • Visits the job site as frequently as necessary to ensure the satisfaction of the customer, attend key project review meetings on site, and resolve technical issues • Reviews all project field reporting promptly upon receipt; resolves any problems with inaccurate, late or absent reporting. (Timesheets, Field Service Reports, etc) • Monitors work performance regarding project specifications and scope of work and takes action to resolve variances • Monitors the progress of the project against the schedule and takes action to resolve project overruns • Reviews the financial status of each project for which he / she has responsibility each week and presents action plans for meeting or exceeding the project profitability anticipated in the original bid • Ensures that change orders are submitted to and approved by the customer prior to the commencement of work • Ensures that change orders are properly entered into the project accounting system and tracked • Approves vendor invoices and subcontractor requisitions and ensures that the costs are legitimate and charged to proper phases and cost categories • Attend weekly Project Management Meetings with the Vice President of Alarm and Detection Construction. to ensure accurate monthly billing of jobs, detect cost overruns and identify early solutions to trouble on jobs • Schedules, conducts, and documents customer and subcontractor meetings as needed • Ensures that punch list items and quality issues are addressed and managed promptly and effectively • Ensures that the project is properly closed out including certificate of completion, final inspection report, as-built creation, turn over maintenance manuals, and return of materials and rental or owned equipment Basis of Evaluation: • Actual profitability vs. estimate of the projects to which he/she is assigned • Project completion within the timeframes as agreed with customer • Completion of close out procedures promptly after substantial completion. • Coordinate the collection of retention promptly after close out • Ability to generate new business with new and existing customers Education/Experience: • BA/BS Construction Management or an appropriate technical discipline • 5 years of construction project management experience in an engineering environment • 2 years of construction field supervision is desirable • Computer skills, including at least Word, Excel and one or more project management systems Knowledge, Skills and Abilities: • Good communication (written and verbal) and interpersonal skills are mandatory. Able to interact with all levels being served in a positive manner. Represent the company in a professional, credible manner in speech, written communications and appearance • Willingness to do what is necessary to get the job done. Field technical work may be required • Honesty, integrity and a strong desire to succeed • Work effectively with others in a teamwork environment to achieve business goals. Physical Requirements: • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations • Ability to work with mathematical concepts and be able to apply those concepts • Position requires bending twisting, stooping, climbing and lifting of 10-20 pounds frequently and up to 50 pounds occasionally. May be required to stand up to 4 hours without a break • May be exposed to extremes in weather conditions (hot/cold)
