Floating Maintenance Supervisor – New Braunfels & San Antonio Region Avenue 5 Residential Position Overview: Avenue 5 Residential is seeking a skilled Floating Maintenance Supervisor to oversee maintenance operations across multiple apartment communities in the New Braunfels and San Antonio areas. This role requires a dependable, self-motivated individual capable of troubleshooting, supervising maintenance tasks, and ensuring the smooth operation of assigned properties. Daily travel is required between communities to address maintenance needs efficiently. Key Responsibilities: + Oversee and complete daily maintenance activities across various properties, including plumbing, HVAC, electrical, and general repairs. + Supervise, train, and support onsite maintenance teams to meet performance and safety standards. + Respond to service requests and emergency maintenance issues promptly. + Conduct routine property inspections to ensure compliance with safety protocols and company policies. + Monitor and manage inventory of tools, equipment, and supplies. + Assist in coordinating vendor services and managing third-party contractors as needed. + Ensure timely preparation of apartment units for move-ins. + Collaborate with property managers and onsite staff to ensure high resident satisfaction. + Prepare and maintain maintenance logs, work orders, and reports for assigned communities. + Participate in the development and management of maintenance budgets. Qualifications: + 3-5 years of experience in multifamily property maintenance or a related field. + HVAC certification preferred (EPA Type I/II or Universal). + Strong working knowledge of plumbing, electrical, carpentry, and general maintenance. + Ability to manage and train onsite maintenance teams. + Excellent problem-solving and communication skills. + Valid driver’s license and reliable transportation required for daily travel. + Ability to participate in an on-call rotation and respond to after-hours emergencies.
