Floating Maintenance Supervisor – New Braunfels & San Antonio Region Avenue 5 Residential Position Overview: Avenue 5 Residential is seeking a skilled Floating Maintenance Supervisor to oversee maintenance operations across multiple apartment communities in the New Braunfels and San Antonio areas. This role requires a dependable, self-motivated individual capable of troubleshooting, supervising maintenance tasks, and ensuring the smooth operation of assigned properties. Daily travel is required between communities to address maintenance needs efficiently. Key Responsibilities: Oversee and complete daily maintenance activities across various properties, including plumbing, HVAC, electrical, and general repairs. Supervise, train, and support onsite maintenance teams to meet performance and safety standards. Respond to service requests and emergency maintenance issues promptly. Conduct routine property inspections to ensure compliance with safety protocols and company policies. Monitor and manage inventory of tools, equipment, and supplies. Assist in coordinating vendor services and managing third-party contractors as needed. Ensure timely preparation of apartment units for move-ins. Collaborate with property managers and onsite staff to ensure high resident satisfaction. Prepare and maintain maintenance logs, work orders, and reports for assigned communities. Participate in the development and management of maintenance budgets. Qualifications: 3-5 years of experience in multifamily property maintenance or a related field. HVAC certification preferred (EPA Type I/II or Universal). Strong working knowledge of plumbing, electrical, carpentry, and general maintenance. Ability to manage and train onsite maintenance teams. Excellent problem-solving and communication skills. Valid driver’s license and reliable transportation required for daily travel.
