CBRE GWS delivers consistent, measurably superior outcomes for our clients at every stage of the lifecycle, and across industries and geographies. **ABOUT THE ROLE** Plans, implements, coordinates, and manages all mechanical operations, maintenance, communications, energy management, and personnel development programs for a facility, campus, or portfolio of buildings. **WHAT YOU’LL DO** To perform this job successfully, an individual must perform each essential duty satisfactorily. Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future. + Lead all facets of inspections and surveys, including energy audits and analysis, HVAC, electrical and plumbing systems, environmental compliance, accessibility compliance, acquisition, and third-party surveys. + Supervise and review technical operations to include system air balancing reports, boiler, chiller and cooling tower performance testing, mechanical and electrical system noise and vibration control, tenant work orders, CFC chiller replacement and conversions. + Develop preventive maintenance programs, engineering procedures, hazardous materials communications plan, indoor air quality programs, and budget operating cost estimates. + Supervise implementation of programs to ensure compliance with life safety programs and procedures, and water treatment programs. + Assist with due diligence and evaluations for possible acquisitions or development projects. + Evaluate and recommend building automation, energy management and control systems. + Completes other duties as assigned. + Provide formal supervision to individual employees. + Plan and supervise staffing levels and utilization of labor. + Mentor and coach team members to further develop proficiencies. + Lead by example and model behaviors that are consistent with the company's values. **WHAT YOU’LL NEED** + Bachelor's degree and seven years of experience and/or training or equivalent combination of education and experience. + Previous union people management experience preferred. + Knowledge of all applicable practices, laws, and environmental regulations. + Local Operating Engineer's License or Trade License, Systems Maintenance Administrator (SMA), or Real Property Administrator (RPA) preferred. + Universal CFC certification preferred. Certifications/licenses as may be required by local or state jurisdictions. + Ability to forecast and prepare budgets and conduct financial/business analysis. Intermediate skills with Microsoft Office Suite, Outlook, and intranet/internet. + Decisions made with in-depth understanding and interpretation of procedures, company policies and business practices to achieve desired results. The minimum salary for the position is $160,000 annually and the maximum salary is $170,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience.
