**Overview** The primary responsibility of the General Maintenance Technician is to address tenant reactive / requested repairs and services and basic preventative maintenance work orders and maintain a safe environment for building occupants. **Responsibilities** + Completes preventive and corrective work orders as assigned. + Familiar with basic HVAC, electrical and plumbing including restroom fixture repair and replacements (Excluding any refrigerant work requiring EPA Universal Certification) + Awareness of building automation responses and adjustments + Ability to identify equipment defects by visual and/or audio inspection. + Advises supervision of identified defects in equipment and potential problems that require additional attention. + Carries out varieties of general repair tasks – first responder duties. + Carries out furniture and fixture assembly, adjustments, relocations and repairs. + Maintains equipment logs as directed. + Maintain mechanical equipment rooms in a safe and clean manner. + Provide excellent customer service. + At times, must be available for after normal hours support. + Other similar responsibilities… **Minimum Requirements** To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
