Job Description Summary

Responsible for managing a major portfolio of properties in the program referred to PSG Lease Services Program “Program” for a corporate client with multiple locations. Accountable for all business, financial, and management aspects of the Program and employees working on the Program, meet requirements of the management agreement and client’s policies and procedures for the Program.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

Implement the approved strategic management of the Program. Has primary responsibility for the day-to-day operations to assure that all operations are in compliance with established policies and procedures of client and C&W, the management agreement, and are consistent with client’s overall objectives. Lead the team to assist the client with their budget analysis for leased assets with the primary responsibility being tracking all lease expirations, monthly rent and rent forecasts. Oversee monthly financial reports and CAM reconciliations where applicable.Primary responsibilities for the team include representing the client as a tenant representative in the Program’s leased transactions. Partners with the clients’ representatives to understand leasing needs. Negotiate on behalf of client with third party brokers/Landlords, implementing leases that can be agreed to by both parties ensuring agreements meet client P&P and Stark Law regulations.Conduct site inspections at least annually where required by contract.Monitor and advise client on enforcement of the terms of all lease agreements, the billing and payment of rents in compliance with the leases. Understand client’s compliance regulations and advise and assist to avoid risks or incidents.Assist client with questions regarding their responsibilities and the third-party landlord responsibilities as outlined in the lease agreement. Assist client with vendor recommendations as requested.Help ensure the client is adhering to their duties as tenant and assist with the resolution when problems in their space are unresolved. Act as tenant representative to third party Landlords under the Program.Collaborate with client accounting to ensure the client’s and C&W’s policies and procedures, including C&W’s SOC Controls, are adhered to.Assisting client as needed for construction projects and delegate components of the projects, where applicable to the duties in each market, to ensure accurate and timely completion.Establish and maintain positive relationships with tenants and client and third-party landlords.Hire, train, and supervise management staff. Responsible for performance management, salary reviews, goal setting for employees reporting directly to position and collaborate with other managers where the employee holds a dual role on the account.

IMPORTANT EDUCATION

• Bachelor’s Degree in Business Administration or related discipline preferred

IMPORTANT EXPERIENCE

• 5+ years of real estate property management or related experience

ADDITIONAL ELIGIBILITY QUALIFICATIONS

• CPM, RPA, or CSM designation

• Possess real estate license

• Strong knowledge of finance and building operations

• Proven experience in management, evaluation, development, and motivation of subordinates

• Ability to effectively manage a team of professionals, including both employees and vendors

• Previous experience in analyzing and negotiating commercial lease and/or contract language

• Advanced knowledge of Microsoft Office Suite

WORK ENVIRONMENT

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The company will not pay less than minimum wage for this role.


The compensation for the position is: $101,802.80 - $119,768.00
