As the General Manager, you will oversee all operational aspects of the property, including resident services, financial performance, and vendor management. A key component of this role involves fostering a strong relationship with the board of directors, providing regular updates, aligning with their strategic vision, and implementing their directives. This position combines strategic leadership, operational expertise, and a commitment to delivering an exceptional residential experience. Core responsibilities: Understand and manage capital and expense budgets, including reporting to senior staff and stakeholder representatives Maintain verbal and written communication with stakeholders, vendors and residents (as needed) on issues relating to our management responsibilities, including but not limited to: quality control; vendor contract management; maintenance personnel responsibilities; access control for mechanical equipment rooms and utilities management Develop policies, procedures, and regulations to effectively manage the property, pertaining but not limited to, construction work, tenant alteration process and certificate of insurance requirements Develop, implement and assure programs for preventive maintenance Assure that all outside vendors are in compliance with the tenets of their contractual agreements for all work performed Ensure that each staff member reviews and complies with the procedures outlined in the Emergency Preparedness Manual Comprehensive understanding of all facets of accounts payable and account receivable in order to effectively supervise staff responsible for this function Confirm that the appropriate allocation methodology is established and ensure that all invoices are coded to and paid from the appropriate entity. Ensure that all invoices are processed for timely payment in order to maintain good vendor relations and accounts Review and approve purchase orders that exceed amounts over site staff level. Ensure that proper insurance documentation for all outside vendors is collected and available for supervisory review Participate in preparation of initial draft of the annual and capital operating budgets for the overall condo entities. Prepare the monthly variance reports for the condo overall entities Ensure that budgetary guidelines approved for controllable expenses are met Ensure that staff is fully aware of budgetary goals and constraints Operational Leadership: Lead and develop the onsite management team, promoting company values and a culture of excellence. Develop and implement policies and procedures to ensure efficient operations, including tenant alterations, construction, and insurance compliance. Maintain the highest standards of service and property performance. Board Engagement and Governance: Serve as the primary liaison to the board of directors, attending regular meetings and providing detailed operational, financial, and strategic updates. Work closely with board members to develop and implement long-term property goals and initiatives. Respond to board inquiries and requests promptly, offering data-driven insights and recommendations. Financial Management: Prepare, manage, and report on capital and expense budgets, including variance analysis and forecasting. Oversee accounts payable and receivable, ensuring timely processing and maintaining vendor relations. Collaborate with the board on annual and capital operating budgets, ensuring alignment with their financial objectives. Vendor and Stakeholder Relations: Communicate regularly with stakeholders, vendors, and residents to address property-related concerns and uphold service quality. Ensure all vendor contracts are fulfilled, with proper insurance documentation and compliance. Maintenance and Safety: Oversee preventive maintenance programs and ensure emergency preparedness protocols are in place. Monitor all mechanical systems and access controls to maintain operational efficiency. Resident and Staff Engagement: Foster a welcoming and service-oriented environment for residents, prospects, and vendors. Ensure staff is well-trained, aligned with property goals, and knowledgeable about board directives. Access to an incentive bonus program and Employee Assistance Program. #LI-NG1 #RMC #LUXNYFL Qualifications 5+ years of Property Management or Hospitality experience (multi-property preferred) 5+ years of experience with HOA, Board of Director (Condominium) Fluency in Chinese or Mandarin (written and verbal) is Required Bachelor’s Degree from four-year College or University; or equivalent combination of education and experience Demonstrated ability to learn and apply recertification policies, procedures and principles Experience in budget preparation and financial reporting, with a strong understanding of building operational systems, leasing and marketing, documentation and administration Minimum of five (5) years’ experience managing a team of people Ability to demonstrate computer literacy using Microsoft Office software Ability to demonstrate teamwork by assisting co-workers and direct reports Ability to manage a property as demonstrated by work experience including financial performance, customer service, communications, marketing, negotiation, crisis management, and staffing. Ability to analyze data/reports to develop solutions to sustain high standards of customer service, optimal revenue generation and effective expense management as demonstrated by business results in previous position. Ability to successfully resolve resident issues as demonstrated by work experience. Ability to negotiate and manage contracts with 3rd party service providers as demonstrated by previous work experience. Ability to supervise and develop employees and provide feedback and coaching to subordinates resulting in improved performance as demonstrated by experience in previous position.
