JOB SUMMARY
We are looking for a Global Real Estate Portfolio Manager that will oversee and optimize the property portfolio for a leading global supplier of personal protective equipment (PPE) across the globe. This role is responsible for managing existing properties, identifying opportunities for consolidation, and leading processes related to identifying, selecting, and negotiating lease agreements for future locations. Additionally, this role will act as the primary liaison with third-party property management organizations to ensure efficient facility operations. The ideal candidate has a strong background in commercial real estate, exceptional negotiation and influencing skills, and a strategic mindset to drive cost-effective and operationally sound real estate decisions.
YOU ARE
Passionate about strategic real estate management - Manage the operational and financial performance of the organization’s global real estate portfolio, including manufacturing, distribution, and 3PL locations. Evaluate property utilization to identify opportunities for consolidation or optimization and align with business objectives. Maintain a comprehensive database of leased and owned properties, tracking key dates and terms.
An action-oriented individual – Act as the primary liaison with 3PL providers, ensuring alignment with operational strategies to meet SLAs and KPIs. Oversee lease agreements, service contracts, and real estate transactions to secure favorable terms and minimize risk. including expansions, renovations, or relocations, ensuring compliance with applicable codes and regulations.
Possess a strategic mindset. Develop and execute strategies to align the organization's real estate portfolio with goals like growth, cost efficiency, and operational needs. Conduct site visits, market research, and feasibility studies to evaluate properties and identify opportunities aligned with industry trends and strategic objectives.
A Superior Negotiator and Communicator. Act as the primary contact for third-party property management firms, ensuring high standards in facility maintenance and operations. Negotiate contracts, manage vendor relationships, and collaborate with internal stakeholders to address property-related needs and deliver cost-effective solutions.
Data Driven . Monitor and report key real estate metrics, such as occupancy costs, lease expirations, and consolidation savings. Present regular updates to senior leadership on portfolio performance and opportunities for optimization.
REQUIRED SKILLS FOR SUCCESS
+ Education:
+ Bachelor’s degree in real estate, business administration, finance, or a related field. Master’s degree preferred.
+ Experience:
+ 10+ years of experience in commercial real estate, with a focus on portfolio management, leasing, and property optimization. Prior experience in an organization focused on Manufacturing, Distribution or 3PL strongly preferred.
+ Proven track record of leading lease negotiations and influencing key stakeholders.
+ Experience working in a global or regional organization, preferably in the industrial or distribution sector.

+ Strong analytical skills and attention to detail, with the ability to interpret financial data and market trends.
+ Excellent communication and interpersonal skills to collaborate with diverse teams and external partners.
