SUMMARY: Assists in the performance of duties necessary to keep the physical structure and associated equipment of the facility in good repair. The primary duties consist of minor maintenance, repairs and other duties as required or requested by supervisor. Assists the plant services department with plumbing, electrical and HVAC maintenance. Participates in performance improvement and CQI activities.

DUTIES AND RESPONSIBILITIES:
Performs urgent, corrective, routine and requisitioned repairs of minor problems with the electrical, mechanical and plumbing systems as required. Notifies supervisor if major repairs are required. Assists in maintaining HVAC controls and associated equipment to maximize efficiency levels in all environmentally controlled areas. Performs maintenance on equipment and systems as required. Assists in replacing, repairing and testing electrical circuits, equipment, appliances and lighting and other systems as required. Maintains routine records of all inspections, maintenance and repairs performed on any equipment or system. Performs manual duties as requested (i.e., moving supplies of furniture, replacing light bulbs, removing trash or scrap metal). Works with fire alarm and signal systems. Cares and maintains plant tools and equipment. Checks and operates boilers, water heaters, pumps, compressors, and all life safety systems and follows the call list of notification of supervisors in cases of emergencies or disasters. Performs monthly preventive maintenance (PM) inspections as required. Assists in snow removal duties as needed to maintain safety for patients and staff arriving or leaving the facility. Works shift as assigned and takes call on a rotating basis.
