Groundskeeper - Ascent/Aspire

In this role, you can use these strengths to clean common / public areas and assist our maintenance service team members in more involved projects. Above all, live out your spirit to serve on a daily basis by maintaining positive relationships with peers, residents, and all whom you support in this role. Schedule & Hours: + The schedule for this role will either be Monday-Friday OR Tuesday-Saturday; 8 AM - 5 PM. No on-call shifts required! Where will this role work? This role will require 50% of your time at Ascent and 50% of your time at Aspire, two of our beautiful new apartment buildings in Westminster, CO! ESSENTIAL FUNCTIONS Caretaking + Maintains exterior grounds and interior common areas in quality, presentable condition. This will include but is not limited to the following: + Sweeps, vacuums, mops, scrubs, waxes and polishes floors using industrial vacuum cleaners and scrubbing and buffing machines; as applicable. + Sometimes using ladders, dusts and washes walls, cleans ceilings and dusts and polishes light fixtures. Washes and replaces blinds. + Moves cabinets, boxes, furniture, crates and equipment to clean areas. May remove stains from such surfaces as rugs, drapes, walls, and floors using chemicals and cleaning solutions. + May also sweep walks, rake leaves, remove snow or perform other incidental seasonal tasks. Facilities Maintenance + Assists maintenance with preparing and turning vacated apartment units within a 24-hour period (5 days if not immediate). All vacated apartments must be painted, thoroughly cleaned, carpets shampooed and repairs done in a timely and impeccable manner. + Assists in scheduling and completing preventive maintenance for buildings and building equipment. + Hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects. + Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition. + Comply with safety regulations and maintain clean and orderly work areas. + Works on the last day and first day of each month until responsibilities completed; some overtime may be required. + As applicable, evening and weekend on-call rotations are required. Property Management + Maintains customer service and excellent relations with residents, tenants, vendors and other external or internal organizations. + Keeps management informed at all times in the areas of: property conditions, resident/tenant complaints, suggestions for improvement of property performance. + Regularly coordinates unit inspections in partnership with management. + Must be respectful of resident/tenant privacy, including specific commercial tenant needs. + Reviews turnover schedule regularly with management team. + Reports resident/tenant lease and policy violations to management. + Other tasks & duties as assigned based on business need; Evening and weekend on-call rotations as required. Required Experience: + 1-3 years of experience in custodial or janitorial work. Ideally in residential or commercial real estate. + Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions. + A passion for the mission, vision, and values of Sherman Associates. + Work/Office hours may vary due to the specific needs of the portfolio. WORK ENVIRONMENT + While performing the duties of this job, the employee is frequently exposed to fumes or airborne particles, moving mechanical parts and vibration. The noise level in the work environment and job sites can be loud. PHYSICAL REQUIREMENTS + The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. + While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
