JOB SUMMARY

\n

The Full-Time Maintenance Manager monitors, identifies and communicates problems in every phase of general maintenance of the building(s), including areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, patching, general hardware, other minor building repairs and cleanliness. Makes recommendations, performs repairs, replacement maintenance and implements preventative maintenance to guarantee that the buildings and facilities are properly and safely maintained. Has critical, specialized knowledge required at client site.

ESSENTIAL DUTIES AND RESPONSIBILITIES

\n\nComplies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. \nOperates, maintains, monitors, and performs preventive, predictive, and corrective maintenance on building equipment, which may include: mechanical/HVAC/plumbing systems, electrical/cabling, fire detection and suppression, life safety, lighting, temperature control systems, building management systems, and digital systems. \nMaintains the professional appearances of the property equipment, engineering spaces, and common areas. \nMaintains the lighting system, including element and ballast repairs or replacements. Prepares estimates detailing the amount of time and materials needed for completing tasks. \nMaintains adequate supplies and tools and orders necessary materials to complete all tasks. \nOversees and inspects the work performed by outside contractors. Contracted work may include landscaping, snow removal, remodeling, HVAC, plumbing, and cleaning. \nPerforms work in compliance with standard operating procedures and/or critical work packages, and maintenance work instructions. \nPerforms specialized and complex tasks such as carpentry, electrical, painting, roofing, HVAC, welding, furniture assembly/relocation and locksmith tasks. Performs inspection of building systems including fire alarms, HVAC, plumbing and electrical. Uses pc and/or pda for work order system, email, ESS and training. \nEnsure proper knowledge of Emergency Systems (i.e. Fire Alarm, Fire Sprinkler, Fire Monitoring, Generator) if applicable.\nResponds to emergency situations and client concerns. Performs other duties as assigned. \nOperates equipment and performs tasks associated with snow removal safely\nAbility to work a flexible schedule including but not limited to weekends. \n\n

SUPERVISORY RESPONSIBILITIES

\n\nDirectly supervise maintenance staff in this position. Provides technical guidance, and training to team members. Coordinates and assigns tasks to co-workers within a work unit and/or project. \n\n\n Requirements\n

QUALIFICATIONS EDUCATION and EXPERIENCE

\n\n3+ years of directly related or closely related general maintenance, or facility maintenance experience\nKnowledge of general maintenance requirements, (documentation, safety, required reporting, regulations, etc.)\nAbility to safely use a variety of hand and power tools\nKnowledge of and adherence to OSHA work-site and personal safety requirements\n\n

CERTIFICATES and/or LICENSES

\n\nCertification preferred in one or more of the following: electrical, mechanical, HVAC and refrigeration systems, process controls, mechanical power transmissions, painting, plumbing, carpentry or engine repair. \n\n

COMMUNICATION SKILLS

\n\nExcellent written and verbal communication skills. \nStrong organizational and analytical skills. \nAbility to provide efficient, timely, reliable and courteous service to customers. \nAbility to effectively present information. \n\n

FINANCIAL KNOWLEDGE

\n\nRequires knowledge of financial terms and principles and to understand operating budgets. \nAbility to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis. \n\n

REASONING ABILITY

\n\nAbility to comprehend, analyze, and interpret documents. \nAbility to solve problems involving several options in situations. \nRequires intermediate analytical and quantitative skills\n\n

OTHER SKILLS and ABILITIES

\n\nUses personal computer and / or PDA for work order system, email, ESS and training. \nBasic skills with Microsoft Office Outlook. \nPhysical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.\n\n

COMPENSATION

\n\n$80,000-$85,000; Direct experience highly considered\n\n
