Key Responsibilities:

Maintenance & Repair: Conduct fault finding, testing, repairing, and preventive maintenance of all Chiller and AC equipment.Team Support: Perform general maintenance tasks to support the team.Task Management: Close and update completed PPM tasks on the work order system.Standards & Compliance: Maintain engineering standards to maximize equipment operation and reliability, ensuring compliance with all safety rules and regulations.System Operation: Oversee the operation, maintenance, and repair of Chiller systems.Monitoring & Adjustments: Monitor equipment, make necessary adjustments, and check and replace parts as needed.Troubleshooting: Identify and troubleshoot mechanical and electrical issues, determining root causes of problems.

As a Technical Specialist, you'll work on moderately sophisticated facility maintenance and repair services in one or more of the technical and skill trades: preventive/predictive maintenance, structural, electrical, plumbing or HVAC. Duties and tasks reflect substantial variety of specialized maintenance services. You'll have opportunities to help others to resolve problems and issues and provide technical training for others.

Job Description

Key Responsibilities:

Uses advanced skills to perform maintenance service and repairs in a specialized technical and skilled trade for the organization's facilities.

Develops and ensures maximum efficient operations of facilities and equipment, as well as the care of all grounds and support equipment. Ensures that all systems including utility infrastructure are fully operational and inspected in accordance with accepted standards and practices, including preventive maintenance schedules.

Acts as a specialist for specific maintenance tasks for service and repairs in specialty areas. May be a team leader of a staff responsible for the operation and maintenance of HVAC and life safety systems as well as mechanical equipment such as boilers, large chillers, air compressors, generators, motors, turbines, pumps and ventilating and refrigeration equipment in a large commercial facility.

Serves as a technical specialist with respect to oversight and completion of complex projects.

Assists the Supervisor with work team issues including safety compliance and training, workflow planning, and day-to-day administration.

Remains familiar with and aligns with all federal, state and local safety and environmental laws and regulations.

May perform other responsibilities as assigned.

Reporting Relationships: Reports to a Nationwide Realty Investor (NRI) supervisor or manager. This is an individual contributor role, but may act as a team leader during operations or maintenance.

Typical Skills and Experiences:

Education: Associate of Science degree, certificate from technical school or successful completion of Department of Labor approved training program or equivalent.

License/Certification/Designation: Predictive: Level 1 Vibration Certification, Level 1 Thermography Certification required; Locksmith Certification strongly preferred; Electrical license required (if mandated by applicable state to perform work); State Fire Alarm; Universal CFC Certification, State Stationary Engineer's license or equivalent course work required; State Stationary Engineers license or equivalent course work required; Universal CFC Certification required; BICSI Registered Communications Distribution Designer (RCDD) is preferred.

Associates must acquire the required federal and/or state licenses and registrations within the time designated by the business unit. Additional licenses and registrations may be required when new products and services are implemented. If an associate fails to acquire required licenses and registrations within the designated time period, the associate will be ineligible to continue in the position and employment may end.

Experience: Five or more years of related work experience.

Knowledge, Abilities and Skills: Facility maintenance troubleshooting: analysis; repair and planning methods; programs, practices and procedures; facility management; project management concepts and practices; understanding of all building, electrical, fire, OSHA, EPA and other federal, state and local codes and regulations; team leadership; planning, installation, maintenance, testing, repair and operation of building, electrical, HVAC and life safety systems; develop and implement facility maintenance programs and procedures; verbal and written communications; problem solving; and decision-making.

Other criteria, including leadership skills, competencies and experiences may take precedence.

Staffing exceptions to the above must be approved by the hiring manager’s leader and HR Business Partner.

Overtime Eligibility: Eligible (Non Exempt)

Working Conditions: Building maintenance environment. Overtime and nonstandard work hours as needed. May be required to work nonstandard and/or rotating shifts. May be required to work outside in various weather conditions. Requires the ability to lift and carry objects weighing over 50 pounds and to push or move up to 100 pounds. Ability to lift, carry, walk, kneel, stoop, climb, balance, and work from heights. Frequent exposure to cleaning chemicals and solutions.
