HVAC Mechanic
Position Summary

The individual in this position performs preventive type HVAC equipment maintenance including; cleaning, lubrication, filter/belt changes, belt tightening, etc., according to developed preventive maintenance schedules. Maintains preventive maintenance records and makes recommendations for service intervals. Repairs equipment as needed including, but not limited to controls, sensors, sheaves, and motor replacement. Adjusts building environmental controls to provide optimum operation. Other duties as assigned to include assisting other staff as needed.

The work schedule for this position is 40 hours per week, Monday through Friday.   Flexibility is required.

Specific Duties and Responsibilities

Essential Functions:
 Troubleshoots and repairs HVAC systems (up to 110 tons) on air conditioning and heating systems, as well as control systems (pneumatic & electronic.)   Replaces compressors and condensers, charges refrigeration systems, and rewires electrical circuits.  Responsible for preventive type HVAC equipment maintenance including; cleaning, lubrication, filter/belt changes, belt tightening, etc. according to developed preventive maintenance schedules. Assists in general mechanical maintenance including refrigeration units.Routinely uses automated software controls to maintain building temperatures within established parameters and to maximize efficiency of equipment operation.  Monitors building automation systems for early detection of HVAC/electrical problems. Responsible for the implementation /execution of the college’s HVAC preventive maintenance plan for Leonardtown and Prince Frederick campuses. Includes all necessary documentation for inspection.   Responsible for ensuring that adequate HVAC maintenance inventory is kept on hand.  Assists in developing budget inputs as pertains to HVAC equipment repair/replacement.  Reviews architect’s drawings and blueprints, as requested by the supervisor, for new construction and/or renovations in order to offer suggestions and/or modifications as related to HVAC issues.Provides assistance during emergency situations (e.g. school closings, inclement weather conditions. etc.) or personnel absences as directed by the supervisor.  On call in accordance with HRD Policy 1103.
Additional Duties:
Performs other related work as required.

Minimum Education and Training

High School DiplomaCertification as a licensed HVAC Mechanic, Stationary Engineer or 15 years experience in maintenance of HVAC systems of which, 8 years must be for commercial types of equipment to include testing, inspection, and troubleshooting of HVAC equipment, BAS controls, and electrical equipment

Minimum Qualifications and Standards Required

Knowledge, Skills and Abilities:
General plumbing skills including: sweating of copper lines, threading pipe, and installing PVC pipe. Ability to read blueprints/technical drawings and interpret specifications.Thorough knowledge of the safe use and care of common hand/power tools, safety requirements and electrical codes.Proper use and care of personnel lifting equipment.Maintain a valid Maryland driver’s license and maintain insurability under the college vehicle liability insurance plan.
Physical Requirements:
The work is very heavy work which requires exerting in excess of 100 pounds of force occasionally and/or in excess of 50 pounds of force frequently, and/or in excess of 20 pounds of force constantly to move objects.
