Job Title: HVAC Technician
Job Summary:
The HVAC Technician is responsible for installs, services, modifies, rebuilds, and repairs air-conditioning and refrigeration systems and equipment in commercial establishment in accordance with applicable building codes and safety regulations. Tasks range from periodic inspection to locate and determine cause of equipment malfunctions to conducting maintenance programs to prevent failure of such equipment as electrical controls, evaporative condensers, pumps, fans, and heating equipment. Checks and tests for leaks; sets and adjusts controls and regulators; overhauls equipment. May service, modify, and maintain centralized BAS computer systems and make program corrections. Independently performs non-routine and moderately complex assignments. Research assignments, processes, and analyzes data and may develop recommendations. Competently uses computers and other systems to access, maintain, and manipulate data. General supervision with instructions given for routine work and detailed instructions for new lines of work or special assignments.
Essential Duties and Responsibilities:
Journeyman level HVAC experience troubleshooting, repairing and/or replacing motors, pumps, fans and equipment LM Buildings work orders system experience. Respond to, as directed by established operational procedures, all house calls in a timely and professional manner to determine malfunctions. Perform preventative maintenance work on HVAC equipment Interface with other contractors and other departments with whom they must work or share joint responsibilities to assure a proper working business atmosphere is maintained at all times. Document all events such as leaks, mechanical or electrical failures, tenant complaints, accidents, vendors and contractors entering or leaving the building. Document all anomalies, significant weather disturbances, frozen pipes, glass breaks, door closure concerns, roof leaks, etc. Must be able to assist with snow removal activities.Qualifications:
High School diploma, Vocational School
2 to 4 years prior experience
EPA 608 certification (Universal), Mechanical IV HVAC License
Have or be eligible to obtain a security clearance
Journeyman level HVAC
