HVAC Technician
**Summary:** Under the direction of the Supervisor of HVAC, perform a variety of duties involving inspection, maintenance and installation of mechanical refrigeration and air conditioning equipment and components throughout Baystate Medical Center. This position is accountable for ensuring effective maintenance and operation of HVAC/Refrigeration, pumps, pneumatic / electrical controls, ductwork and related equipment to all facilities of Baystate Medical Center and its ancillary buildings. Promotes and participates in team problem solving approach with co-workers and other Engineering staff. Assists co-workers in resolving technical, scheduling and customer satisfaction issues. Provides technical support to other departments in matters pertaining to HVAC systems and the review for new additions or modifications to building HVAC systems. Support the Organization's Mission and Operating Principles. **Job Responsibilities:** **1)** Assist in managing preventative maintenance via the Computerized Maintenance Management System (CMMS). Maintain required regulatory documentation for tri-annual Joint Commission hospital surveys **2)** Perform HVAC/refrigeration system diagnostic troubleshooting and repairs resulting from service work orders submitted to the CMMS system by staff. Interface with staff that submitted work orders and keep them apprised of the status of repairs **3)** Maintain air-cooled chillers up to 150 tons, multi-story central station air handling units up to 55,000 CFM capacity, packaged DX rooftop units up to 100-ton cooling capacity, PTAC units, data center CRAC units, fan coil units, chilled water pumps, and chilled water distribution piping systems. Equipment constitutes over 8,000 tons of cooling capacity. **4)** Maintain refrigeration systems for food service, laboratory, and medical walk-in coolers, walk-in freezers, blast freezers, and morgue coolers. Maintain medical and non-medical refrigerators and medical-grade ice and water machines. **5)** Diagnoses problems in refrigeration circuits for varied refrigerant types and blends using manifold gauge sets, pressure/temperature charts, and temperature measuring devices. Pressure test, evacuate, and charge refrigeration and air conditioning equipment as required. Perform brazing, soldering, and similar procedures as required. Detect faulty operation of equipment and perform necessary adjustments and repairs **6)** Maintain gas-fired heating water boilers, heating water pumps, fan coil units, unit heaters, and heating water distribution piping systems, valves, and controls **7)** Maintain air distribution systems, including constant volume, variable volume, and dual temp ducted air distribution systems. Ensure HVAC systems maintain proper pressure relationships in Pharmacy Clean Rooms, Operating and Procedure Rooms, Sterile Storage Rooms, and Airborne Infection Isolation Rooms. Maintain base mounted, inline, and rooftop exhaust fans. Maintain fan bearings, shafts, and sheaves, including replacements as required. Maintain fire and smoke dampers at critical boundaries **8)** Maintain HVAC control systems, including pneumatic, electric, and direct digital controls (DDC). Along with dedicated controls technicians, troubleshoot, diagnose, and repair equipment power and controls. Use DDC system trends and control logic sequences for diagnostic purposes. Maintain control actuators, sensors, and devices. Operate and diagnose problems with Variable Frequency Drives. **9)** Read mechanical HVAC drawings and electrical schematics for troubleshooting purposes. Use the psychometric chart to determine the results of mixing air having various properties. **10)** Participate in on-call rotation for nights, weekends, and holidays, typically for one week at a time. Put hospital interests as a high priority. Fill shifts where needed and stay late if necessary **11)** Respond at any time to an emergency repair situation of HVAC equipment and/or fire, flood, and power failure, In order to maintain a functionally safe environment for all patients, staff, and visitors, including emergency calls after a normal work shift **12)** Monitor and maintain necessary levels of parts and supplies related to heating, ventilating, air conditioning, and refrigeration equipment. Procurement by means of available vendors in accordance with hospital purchasing procedures. Manage relationships with all major vendor accounts **Minimally Required Experience:** 3 - 5 years of direct experience maintaining and troubleshooting HVAC systems in health care, university, or industry. Experience with computerized building automation systems. Automated Logic, Siemens, and Johnson Controls **Skills Competencies:** **1)** Basic computer skills. Ability to navigate at a basic level within web-based applications. **2)** Ability to read, write and speak English. Basic math skills. **3)** Solid problem-solving skills. **4)** Ability to work with minimum supervision. The ideal candidate will have a strong working knowledge of employee engagement practices and diversity. **5)** Knowledge of refrigeration recovery, evacuation, and charging, understanding the installation and sizing of refrigerant piping. Use HVAC operation and diagnostic test equipment such as multimeters, Megger, air and water flow meters, refrigeration gauge sets, and vacuum pumps. **6)** Ability to work independently and take initiative. **7)** Good judgment and problem-solving skills. Strong communication, interpersonal and organizational skills. **8)** Ability to lift heavy objects, such as pumps, motors, beds, stretchers, chemical barrels, air conditioning chassis, etc., and work from heights with equipment such as ladders and/or staging. **9)** Knowledge of the heating cycle includes: identifying components in the heating system and understanding how each component works. **10)** Able to troubleshoot advanced electrical circuits, understand AC and DC circuits, single-phase and three-phase circuits, and series and parallel circuits.
