Job Objective:
Perform repair work on HVAC, plumbing, electrical equipment and notifying Director of major machinery failures.
Weekend on call rotation.
Essential Job Duties and Responsibilities:

Troubleshoot plumbing,electrical and mechanical equipment, mechanical devices, hydraulics, pneumatics, HVAC (Commercial and Residential), fire protection, electrical (industrial, commercial and residential), data writing,building automation (HVAC and electrical), electrical controls, air compressors, conveyors, plumbing, gages, security, lube oil distribution, refrigeration, ice making equipment.
Inspect drives, motors, belts, check fluids levels, replace filters and follow inspection list.
Use tools ranging from common hand and power tools, to precision measuring instructions, electrical and electronic testing devices.
Diagnose mechanical problems and determine how to correct them by reading blueprints, repair manuals and parts catalogs as necessary.
Inspect, operate and test machinery and equipment in order to diagnose machine malfunctions.
Keep record of maintenance and repair work performed
Clean and lubricate shafts, bearings, gears and other parts of machinery.
Drive and operate school equipment such as trucks, dump trucks, tractors, golf carts, lifts or any equipment needed to perform the job.
Inspect equipment and assembly process to prevent damaged and/or determinate the root cause of malfunction or damaged to equipment and/or components.
Knowledge of floor tile, drywall repairs.
Performs preventative maintenance tasks as assigned and by following Work Order requests.
Initiate purchase orders for parts and repairs of machines, fixtures, machines and systems.
Determine and make recommendations as to when subcontractors need to be called to perform major maintenance, repairs and upgrades.
Knowledge of snow removal procedures and methods (mechanical and hand equipment).
Respond to radio and emergency calls.
Load, unload and transport parts, materials and equipment.
Daily clean and maintain tools and mechanical equipment.
Perform minor plumbing, electrical and carpentry work.
Perform painting duties: sand, caulk, prime and paint.
Perform minor concrete repairs; sidewalks, gutters and other miscellaneous repairs.
Assist operators with grounds maintenance and equipment maintenance.
Assist with carpentry, plumbing, metal work and painting.
Ability to operate computer software needed to perform the job such as Maintimizer and School Dude or any other required by the Customer and or Director.
Provide direction and oversight to Maintenance Staff.
Participate in the selection, on-boarding, training, and scheduling of Maintenance staff.
Report to work at any hour of day or night as required by disaster or other emergency situation.
Keep commitments and due dates by informing Customers and Director of work progress, timetables and issues on all facilities.
Address problems and issues constructively to find mutually acceptable and practical business solutions.
Performs other duties as assigned by Facility Manager, Director and Customer which falls within the job scope.
Physical Demands:
Regularly stand, walk, bend, kneel,crouch, crawl, talk, hear and reach with hands and arms.
Frequently use hands or fingers to handle or feel objects, tools, or controls.
Regularly lift and/ or move up to 50 pounds.
Frequently lift and/or move up to 75 pounds.
Occasionally lift and/or move up to 110 pounds.
Specific vision abilities required by this job include close vision, peripheral vision, depth perception and the ability to adjust focus.
The employee must be capable of performing the essential job responsibilities and duties for shifts of equal to or greater than 10 hours per day and during overtime hours as needed by supervision.
Daily perform routine equipment maintenance.
Use hand held equipment.
Working Conditions
Work is labor intensive at times and involves repetitive actions.
Work will also involve climbing stairs and ladders.
Noise level may be loud at times and use of ear plugs may be required.
While performing the duties of this job, the employee works near moving equipment and parts.
The employee is regularly exposed to vibration and performs repetitive motions using hand or power tools.
The employee will be exposed to work on heights or using ladders and climbing over fixtures.
Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
Responsibilities may include planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
Qualifications, Education & Experience:
The requirements listed below are representative of the minimal education, experience, knowledge, skills, and/or abilities required for this position.
High School Diploma, GED or equivalent combination of education and experience.
