The Work
+ You'll lead the administration of K-12 construction projects by coordinating planning, design, budgeting, scheduling, labor compliance, and close-out activities with stakeholders such as Project Managers, contractors, and field staff.
+ You'll schedule, document, and track project planning and engineering activities to ensure progress is aligned with project goals and deadlines.
+ You'll read, interpret, and evaluate architectural and engineering plans and proposals. Provide contracting strategies and execution plans, including coordinating award forms and necessary documentation.
+ You'll review and respond to Requests for Clarifications (RFC), Change Order Proposals (COP), and Change Directives (CD) to ensure they are aligned with quality standards and project merit.
+ You'll prepare cost estimates for proposed changes and assist in negotiating fair and reasonable costs for change orders submitted by contractors.
+ You'll review contractor applications for payment, ensuring they are accurate, compliant with the contract, and that projects are delivered within the approved timelines and budget.
+ You'll conduct site walks to verify field conditions and track project status, developing detailed reports for senior management and stakeholders.
+ You'll review contractor baseline schedules, analyzing critical paths and recovery schedules to ensure timely project completion. Provide input for corrective actions when necessary.
+ You'll review Constructability Reviews to ensure that all work is compliant with District standards, Division of State Architect (DSA) guidelines, and relevant building codes.
+ You'll lead project close-out activities, including acquiring and organizing technical documents such as as-built drawings, test records, and operation and maintenance manuals, ensuring all project records are complete and properly archived.
HERE’S WHAT YOU’LL NEED:
+ Graduation from a recognized college or university with a bachelor’s degree in Architecture, Engineering or Construction Management
+ Additional qualifying experience may be substituted for the required education on a year-for-year basis, provided that graduation from high school or evidence of equivalent educational proficiency is met.
+ Eight (8) years full time paid professional experience in a similar or equivalent position involved in project or construction management of commercial and/or public or educational facility construction projects with values in excess of $15M.
BONUS POINTS IF YOU HAVE:
+ Experience utilizing Building Information Modeling (BIM)
+ Experience with Leadership in Energy and Environmental Design (LEED) certified projects and/or the Collaborative for High Performing Schools (CHPS)
+ Experience with Division of the State Architect (DSA) construction/design process
