Investment Analyst (79042-1)
POSITION SUMMARY

The Investment Analyst is responsible for conducting analysis for acquisition and development in conjunction with other Development and Investment Management team members. Primary responsibilities are to assist the Vice President of Investment Management & Inclusion with creating project reports.

ESSENTIAL DUTIES AND RESPONSIBILITIES

· Initial underwritings for new land acquisition opportunities.

· Prepare sensitivity analyses for acquisition and development projects.

· Collaborate with other development team members to review project documents and the accuracy of financial and project reporting from joint venture partners.

· Create and updates project reports, under the VP of Development’s direction, for senior management review.

· Assist with the coordination of project information between company’s development and finance teams.

· Create supporting documents for “Request for Approval” to be submitted to the head office

· Monitor business plan and budget implementation over a portfolio of properties jointly with our venture partners

· Perform ad-hoc analyses as requested.

· Travel for site visits and walk throughs, or to attend key meetings as needed.

· Reinforce company culture and values of truth, trust, sustainability and diversity.  

· Perform all other duties as assigned.

PHYSICAL DEMANDS While performing the duties of this job the employee is regularly required to remain in an office at a computer work station and access information from a computer. The employee will regularly listen and speak in person, or via telephone or video conference. The employee is required to be mobile to, from, and within the office, and may be required to leave the office and maneuver throughout the facility. This employee will be required to travel, which will require sitting for extended periods of time, walking and standing regularly through public venues. The employee may occasionally move up to 20 pounds.

QUALIFICATIONS REQUIRED

EDUCATION AND EXPERIENCE:

· High School Diploma is required; Bachelor’s Degree in Business Administration, Real Estate or related field is preferred.

· Minimum of 3 years of experience as a Real Estate Project Analyst or related role is required; must be proficient and knowledgeable about project management practices and utilization of related software.

JOB KNOWLEDGE AND SKILLS:

· Understanding of IRR, NPV, GAAP Gross and Net Margins, and technical jargon in real estate industry.

· Advanced Microsoft Office skills; must be proficient in managing spreadsheets and project plans in Excel and ability to create presentations in PowerPoint. Proficiency with video conferencing software and project management tools.

· Excellent ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, governmental regulations, and agreements; and implement relevant provisions as needed.

· Strong project management and organization skills with attention to detail; ability to lead teams and accomplish deliverables within required timeframes. Ability to effectively manage multiple priorities.

· Excellent verbal, written, and interpersonal communication skills.

· Proficiency in the following:

o Statistical Analysis

o Financial planning and strategy

o Analytical, decision making and problem solving skills

o Real Estate project knowledge (preferred, but not required)

· Ability to work well in a team environment.

· Strong work ethic and ability to meet deadlines.

· Must be thorough and detail oriented.

· Respect for ethnic diversity and different cultures.
