Salary range: $85,000 - $100,000 annually, plus bonus potential.

 

The Investment Associate is responsible for conducting complex strategic analysis of all assigned projects while interfacing between multiple internal departments and external partners to provide business decision support in the acquisition, finance and development of assets in accordance with Holland Partner Group’s Core Values.

Responsibilities Coordinate with internal stakeholders to support execution of property-level business plan.Monitor investment performance as it relates to market conditions and specific business plans; provide reforecasts and periodic pro forma commentary.Measure, evaluate, and report on the portfolio’s performance against budget and investment pro forma; manage and monitor cash flow.Provide financial analysis on a reoccurring basis to provide recommendations that support specific investment strategy goal achievement. Conduct asset and portfolio performance measurement, attribution analysis and forecasting, presenting to the Investment Committee.Underwrite potential real estate investments including acquisitions of existing multifamily, mixed use, as well as development opportunities.Assist with debt and equity sourcing for new developments and asset acquisitions. Outline and oversee the execution of deal specific strategy from seller award through closing, transition and ultimate disposition/recapitalization.   Provide transaction support (including due diligence, proration, waterfall calculations, etc.) in the Acquisitions/Dispositions close process. Oversee the debt covenant compliance, property tax assessment, and guaranty burn-off for all investments within assigned region.Responsible for compiling and updating Investor internal rate of returns projections in accordance with operating agreements.Establish and maintain relationships with asset managers and other external stakeholders and manages day to day updates on assets within assigned portfolio.Review market, economic, and capital trends and factors impacting the performance of the portfolio.Represent Holland Partner Group in a professional manner at all times. Conform to company apparel standards and set a positive example for all Associates.Perform all other duties as directed and assist the overall team effort in any way possible. Qualifications

Education: Bachelor’s Degree in Business, Accounting, Finance or related field required. Completion of, or enrollment in, Masters in Real Estate Development (MRED) degree preferred. Four years of professional relevant industry experience may be considered in lieu of a degree.

 

Experience: Four years minimum experience in real estate, finance or accounting required. Multi-family experience strongly preferred. Enrollment in a MRED program may be considered in lieu of some experience.

 

Knowledge, Skills and Abilities Required:

Strong verbal and written communication skills.Demonstrate an inquisitive and motivated personalityProficiency in Real Estate financial concepts.Ability to understand and clearly explain legal documentsAbility to accurately perform multiple tasks in a complex and fast-paced operating environment.Advanced proficiency in Excel and other Microsoft Office 365 applications.Demonstrated mastery of company used software such as Yardi, LRO, Axio, OnsiteAbility to accurately perform basic to intermediate mathematical functions.Ability to work with all levels of individuals while inspiring respect and credibility.Ability to maintain a high level of confidentiality.Ability to build narrative for investment opportunitiesAdvanced proficiency in technical aspects of financeDemonstrated knowledge and understanding of accounting concepts. Ability to understand the key elements that drive real estate value.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required. 

 

This position also requires:

Valid driver’s license.Travel 30% of the time and overnight stays.Ability to lift or move up to 20 pounds.Hearing and visual ability to observe and detect signs of emergency situations.Fluency in English both verbally and non-verbally.
