Janitorial Operations Manager
ABM, a leading provider of integrated facility solutions, is looking for a Janitorial Project Manager. The Janitorial Project Manager is responsible for the day-to-day operation and administrative activities to ensure conformance to contract requirements. The JPM will also develop and implement cost control measures and level of service standards to ensure compliance with customer specifications / contract requirements for assigned building. The Company may require that the successful candidate hired for this position be fully-vaccinated for COVID-19, if and to the extent permitted by applicable law. For information about ABM’s benefits, visit 2024-Recruitment-Staff-Mgmt-11.6.23.pdf (abm.com) (https://www.abm.com/wp-content/uploads/2023/11/2024-Recruitment-Staff-Mgmt-11.6.23.pdf) **Essential Functions** + Establish and maintain strong client relationships with assigned account(s). + Identify areas of opportunity and lead the team to implement process changes in a positive and effective manner. + Promote a strong safety culture and safe work environment. + Effectively recruit, manage, and lead a team of professional employees with focus on continuous improvement. + Motivate and develop the team while supporting organizational change. + Ensure work assignments and schedules meet department, facility, and contractual needs; plan, develop, and assign work schedules to ensure service delivery expectations are achieved. + Perform quality assurance inspections to ensure standards are met or exceeded. + Adapt team and vendor plans and priorities to adapt to operational challenges. + Perform time studies to optimize operational tasks, schedules, and staff allocation. + Look for opportunities to improve uptime and facility reliability by providing additional or preventative services to the client. + Drive performance management through performance reviews, setting clear job expectations, coaching, and directing staff, and using disciplinary action when necessary. + Special projects and other duties as assigned. + Manage a project scheduler/planner and Team of 5 technicians across the assigned area. + Oversee all aspects of the client’s facility physical infrastructure. + Ensure that all work performed is done to high quality and without impact to internal/external customers. + Management of the team that includes the Planner/Scheduler and Mobile Technicians. + Oversee the development and accuracy of site-level operating procedures and other documentation. + Supervise and escalate as needed ABM’s response to after-hours emergencies at assigned facilities. + Effectively and efficiently manage the operations budget and expenditures of assigned contracts. + Manage the complete physical assets pertaining to the Operation and Maintenance of the client infrastructure equipment and systems. + Manage the customer relationship and act as the single point-of-contact for all facility-related issues, including, but not limited to schedules, new business, projects, budgets and expansion and staffing. + Manage oversight from preventive maintenance inspections and provide guidance on how to address issues. + Technical knowledge of critical electrical and mechanical systems with the ability to prioritize, assign, track, and trend equipment history. + Audit all CMMS databases for accuracy and completeness, produce reports as required at customer request, control system access and user credentials. + Ensure compliance of Customer SLA parameters and Change Control activities, review and approve all system changes (set-points, thresholds, alarm-points, etc.) which could impact customer operations + Set, review, and approve employee work schedules; audit and process employee time and payroll. + Ensures projects are completed to the satisfaction of the client, successfully managing budgets/financials, schedules, key performance indicators, and contractual requirements + Ensure that ABM training expectations are met and audit the process monthly. + Identify, vet, and approve all sub-contractors who will perform work on-site. + Develop PM contract scopes-of-work, ensure contract terms are fulfilled. **Requirements** + Bachelor’s degree or equivalent experience. + 5 years Management experience, Janitorial experience is a plus + Ability to adjust work schedule as needed to support the operation. + BOMI, IFMA, APWA, or similar facility maintenance certifications. + Valid state issued driver’s license.
