Janitorial Technician

Job Overview:  

The Janitorial Technician will maintaining an attractive, safe, and pleasing environment for residents is of the utmost importance in delivering service to the community. Under supervision, performs routine cleaning, maintaining of building and grounds in the common areas. Maintaining a good relationship with the residents is required. 

 

 

Compensation:  $18-20/hour 

 

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.  

 

Job Responsibilities: 

Remove litter from common areas and public right-of-way areas daily and per schedule. Clean restrooms per prescribed schedule and document in the appropriate log. Ensure that supplies/tools are always attended to.
Store tools/cart out of sight while on break. Clean and sanitize restroom facilities and fixtures, including sinks, urinals, toilets, mirrors, and walls. Clean and sanitize showers and replenish supplies in restrooms as scheduled. Sweep, vacuum, mop, wax, strip, and polish floors; vacuum and shampoo carpets as scheduled, maintaining documentation in appropriate log. Dust and polish furniture, woodwork, fixtures, and equipment. Clean kitchen countertops as needed. Empty and sanitize waste receptacles; pick up papers and other debris per schedule. Move and arrange furniture and equipment; set up rooms for meetings as needed. Maintain common areas, including sweeping decks, power washing walkways, removing cobwebs, cleaning deck furniture, emptying and cleaning ashtrays, removing fallen yard debris, and disposing of garbage at appropriate disposal sites. Operate a variety of hand and power tools, including saws, drills, floor buffers, vacuums, carpet cleaners, power washers, and other tools used in building and ground maintenance. Remove graffiti and repair common area components damaged by vandalism daily, recording work in the appropriate log system. Perform minor repairs on common area buildings and equipment as needed, documenting for follow-through with the appropriate work order system. Install light bulbs and conduct minor repairs on ground-level lighting or lighting reachable with a 6-foot ladder. Paint exterior and interior walls, doors structures, fencing, etc., when needed, documenting through the appropriate work order process. Complete safety meetings course. Attend all Staff-mandatory functions. Comply with company policies and procedures. Cleaning of Community Parks Removing litter, Cleaning public restrooms, benches, tables, BBQs, pavilions and tot lots. Removing graffiti, emptying trash, replacing basketball net when needed. Other projects and opportunities as deemed necessary and appropriate for this position.

 

Skills & Qualifications:  

To perform this job successfully, an individual must be able to perform each essential duty
satisfactorily. The requirements listed below are representative of the knowledge, skills, and/or
abilities required.

Ability to follow oral and written directions, able to read and keep accurate records, fill out logs and journals, and perform basic computer operational functions. English speaking (Bilingual plus). Basic principles of plumbing, wood finishing, painting, electricity, and carpentry. Knowledge of methods, materials, and equipment used in custodial work. Ability to work effectively with co-workers, residents, vendors, and others by sharing ideas in a constructive and positive manner. Basic knowledge of power tools, power washers, leaf blowers. Clean driving record. Customer Service orientated. Strong ethical practices. Must be able to lift 50+ Lbs.

 

Education & Experience: 

 

Two years of experience in janitorial or custodial work, maintenance technician is also
considered High School Diploma or GED. Proficient in speaking, reading, and writing English, as this position requires verbal
interaction with the public, tenants, peers, and supervisors. Ability to prepare written reports and complete log sheets. Bilingual Spanish is helpful. Excellent general math skills. Ability to determine next-level involvement for problem resolution. Must demonstrate good judgment. Ability to think and work independently as well as part of a team. Must be able to work well under pressure and deadlines, as well as independently prioritize time effectively. Ability to make decisions and solve problems creatively. Valid California State Driver’s License and state-mandated insurance.

Physical Requirements & Working Environment:  

 

The physical demands described here are representative of those that must be met by an
employee to successfully perform the essential functions of this job.

Must be able to lift 50 lbs. Must have finger dexterity for typing/using a keyboard. Must be able to drive to different company locations if requested. Some travel may be required. Work is performed in a variety of environmental conditions. Normal maintenance conditions. The schedule may require hours over eight in a day or 40 in a week, including evenings, weekends, and holidays, depending on business needs. Consistent and regular attendance required. Some exposure to dust and noise. Some heavy lifting, standing, and climbing. Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic, equipment noise, vehicle and/or chemical fumes, cleaning solvents, grease, moving machinery parts, and dust. Work duties may require standing or walking on hard surfaces for frequent and prolonged periods. Must be able to respond to requests and communicate with staff, coworkers, clients, and vendors.

 Basic knowledge of power tools, power washers, leaf blowers.
