Black & McDonald is currently seeking a Junior Building Operator to join our Facilities Management & Operations team in Victoria, BC! The Junior Building Operator position is located in Greater Victoria and will report directly to the Project Manager.
The Junior Building Operator will be responsible for performing preventative and demand maintenance for the Royal BC Museum facility. As part of a team, the Junior Building Operator will be responsible for monitoring the conditions within the facility and grounds to ensure that the building operates within the designed environmental thresholds. This will be achieved by executing the preventative maintenance plan, combined with a proactive approach to detect failures by performing inspections and correcting deficiencies. Duties and responsibilities include but are not limited to the following:
In conjunction with the Project Manager and the team, plan and execute responsive and planned maintenance in accordance with contract requirements Provide access and operational support to subcontractors performing work on our behalf, verify that required work is completed and report any deficiencies with proposed remedial actionsAssist with work order requests and scheduled Preventative Maintenance (PMs) to ensure they are prioritized and addressed in a timely mannerPerform mechanical rounds and log readingsRespond to tenant requestsPerform duties such as cleaning, painting, snow removal, HVAC adjustments, filter maintenance, minor plumbing maintenance, general building repair, etcComply with all company policies and procedures Request materials and suppliesLiaise with and escort subtradesCOMPETENCY REQUIREMENTS

Knowledge of general Building HVAC, Plumbing, Electrical, and Life Safety Systems1-3 years’ experience in building operations is an assetKnowledge of Building Automation Systems (BAS) / Direct Digital Controls (DDC) an assetSKILLS, ABILITIES, AND OTHER REQUIREMENTS
Excellent verbal and written communications skills requiredCompetency with light toolsMechanically inclined Ability to follow written and verbal instructionsAbility to maintain a professional demeanor at all times with the client, fellow employees and the general public who visit the facilityBasic computer skills and working knowledge of Excel, Word & Outlook requiredAvailable for after hours on-call and Emergency call outs on a rotational basisExpected compensation for this role is a starting pay range between $22-$28/hour dependent on skills and experience.
