Job Description:
The Real Estate Manager will play a critical role in supporting the ABC New Centers Real Estate Team by executing and managing real estate solutions that drive both retention and expansion across ABC's national portfolio. This front-end-oriented role emphasizes a proactive approach to managing renewals and ancillary agreements, such as parking, lease expansions, and other site-specific needs. The Real Estate Manager will oversee a robust renewal pipeline, ensuring lease renewals, parking agreements, and related documents are updated in alignment with ABC’s strategic goals, while proactively identifying opportunities for lease extensions and additional site needs. This position also involves collaboration with the site selection team to assist in identifying, evaluating, and preliminarily negotiating new locations that meet ABC’s high-growth targets in both existing and new markets. The Real Estate Manager will work closely with the Head of Real Estate to support negotiations and documentation of lease terms, amendments, and ancillary agreements, ensuring ABC’s interests are represented and protected. Success in this role requires a results-driven approach and a commitment to motivating and inspiring team members through consistently high performance and an eagerness to embrace new challenges. The ideal candidate will have a proven track record in real estate portfolio management, particularly in lease renewals and negotiation, and will bring a detail-oriented, relationship-focused mindset to drive ABC’s mission forward.
What You’ll Be Doing:
Lead strategic lease negotiations for current ABC centers Oversee the ongoing third party real estate related agreements Travel (as-needed) to required market areas to strategize the overall market, find, evaluate, and investigate site locations for various formats (availability, competitive landscape, economic landscape, property values, access, zoning, development obstacles, timing, etc.) Establish and maintain relationships within defined markets Negotiates agreements, contracts, and leases for existing clinics. Collaborates with the Legal, Construction, Design, and Construction departments to ensure department real estate goals are met, and partners with these teams in the development process. Maintain an overall knowledge of the processes, procedures, and portfolio critical dates. Maintain team key performance indicators and continue to drive value within ABC’s real estate portfolio through process improvements, leverage creation opportunities, and contract negotiations. Provides ongoing analyses of existing stores’ metrics and new store performance projections; creates and implements solutions to enhance performance and profitability.What You’ll Bring With You:
Bachelor’s degree from an accredited college or university in General Business, Finance, Real Estate, or a related field preferred 2-5+ years of Real Estate and Ground Up experience or related field preferred 2+ years of internal experience in Real Estate, Transaction Management, or related field preferred Proficient with MS Office Suite preferred Strong deal-making history. Must have excellent organizational, analytical, written, and communicative skills. Working ability in various software and technology platforms Must possess sound and demonstrated decision-making skills, project management, business acumen, interpersonal, leadership, and presentation skills. Moderate travel is required.
