Land Acquisition Manager

David Weekley Homes is looking for a Land Acquisition Manager to join our Salt Lake City team!

The Land Acquisition Manager will work closely with the Division President, Regional President, Regional Director of Land, and Division Land Team to successfully procure and perform underwriting requirements necessary to secure and launch new communities, revenue, and net income opportunities for the company.

Job Responsibilities:

Network with developers, brokers, landowners, and other builders to determine new land opportunities for DWH.Manage land and lot pursuits, Letter of Intent (LOI) submittals, negotiations with prospective sellers.Manager entitlement and site selection, due diligence review, underwriting, and approvals for proposed new land acquisitions.Work with local engineers in evaluating site plans and development considerations.Develop and review short- and long-term Strategic Land Plan objectives with Division and Region Leadership.Evaluate financial proformas to determine new community viability.  Work with Land Finance team, Purchasing and other departments to utilize appropriate assumptions and financing vehicles in new community evaluations.Ability to utilize Geographic Information System (GIS) based platforms, Zonda software, MLS, and local government online resources to conduct market research and analysis.Maintain a high level of visibility in the home building business, actively participating in the community, civic and business organizations pertinent to the industry.Manage and oversee the development of active projects from acquisition to lot delivery (100% owned projects).Visit each newly presented opportunity and evaluate how this opportunity fits with DWH business plan.
QualificationsThree years minimum experience in residential land acquisitions, analysis, development or brokerage experience within the Salt Lake City Metro Area (Utah to Weber Counties).Considerable initiative, independence, and intuition.Excellent work practices with respect to organization, prioritization, and communication.Driven to push for results with a measured sense of urgency.Ability to see the Big Picture while maintaining focus on the day-to-day details that result in a successfully developed community.Proficient in interpreting and analyzing financial reports.Confident with numbers and Excel.Ability to influence a large number of external people to put your priorities first, with tempered assertiveness.Excellent written and verbal communication skills.Professional, calm demeanor, with a win-win attitude.Bachelor's degree.
