Responsibilities/Qualifications

Objective:
We are seeking a proactive and detail-oriented Development Coordinator to support our Land Development Manager and Land Project Manager. The ideal candidate will play a role in ensuring that all development activities are efficiently planned and executed, identifying potential issues, and creating a plan to mitigate them.

 

Key Responsibilities:

 

Site Analysis:

Obtain and coordinate due diligence items with necessary consultants.Support evaluation of site engineering features, utility availability, access, and easements, and alert the team to any potential issues.

Planning and Zoning:

Assist in preparing planning and zoning submissions and presentations.Collaborate with the Land Acquisition Manager to develop preliminary cost estimates for construction of proposed subdivisions.

Engineering and Development:

Create and maintain budgets during the preliminary plan stage and throughout construction.Coordinate with engineers for approvals from regulatory agencies and utility companies.Assist in identifying and obtaining off-site easements as needed.Organize and analyze contractor bids to maximize cost savings and oversee change orders.Supervise on-site activities to ensure timely completion and adherence to construction schedules.Ensure proper planning and development of open spaces and neighborhood amenities.

General & Administrative:

Maintain accurate project budgets and assist in preparing project summary updates.Keep a current set of plans accessible to various departments.Review and approve invoices for accuracy and completeness.Work with the Land Development Manager on bond statuses and property tax matters.Prepare necessary documentation for EPA permits and manage Homeowner Association documents.

Qualifications:

Bachelor’s degree in a related field (e.g., Construction Management, Civil Engineering, Urban Planning).Proven experience in project management, land development, estimating or a related field.Ability to read and analyze construction drawings, a plus.Strong computer skills including MS Office Suite.Strong organizational and analytical skills.Excellent communication and collaboration abilities.Proficient in budget management and project coordination.
