Responsibilities/QualificationsNational homebuilder with a superb reputation as a leader and innovator in the industry is seeking a Land Director for the Cleveland Division.
This position is responsible for site identification, feasibility analysis, acquisition and design development to meet the current needs and future planned growth of the Cleveland Division of Drees Homes.
Some Duties and Responsibilities:
Stay abreast of market demographics, market sales data, and other available market information in order to identify area sub-markets that will sustain growth and provide opportunity for future home sales.Summary analysis of he CMR Market Research data.Participate in strategic planning sessions with regional and corporate executives.Assist the Division President in maintaining an ongoing 5-year strategic forecast for lot and land acquisitions.Conduct detailed lot/land searches in sub-marketsComplete necessary due diligence to verify market/site feasibility.Meet with landowner(s)/developers and negotiate favorable purchase terms that satisfy the financial requirements of a successful development.Prepare detailed project budgets and financial proformasNetwork with developers, brokers, engineers, planners, review authorities and landowners to search for land/lot opportunities.Work with outside legal counsel on execution of contracts and various real estate matters.Professionally represent the company as requested with obtaining necessary project approvals.Meet regularly with management to strategize, discuss land opportunities and negotiate agreements.Assist in obtaining municipal approvals.Maintain files for current land projects at every stage of development.Professionally represent the company as requested with obtaining necessary project approvals.
Knowledge and Skills:
Excellent math skillsHigh results orientation; good personal and professional judgment; excellent problem solving skillsVery high sense of urgency and the ability to successfully multi-taskUnderstanding of real estate contract language preferred but not requiredStrong computer skills including MS Office, Word and Excel
Requirements:
Bachelor's degree in business, engineering, accounting, finance, real estate or related fieldResidential land acquisition and development or related experienceExperience working with municipalities regarding landExcellent communication and public speaking skillsDevelopment or Real Estate experienceSelf-starter with a strong work ethicPassionate and driven with high level of integrityPersistent, organized and energeticLocal market knowledge, preferred but not required
