Land Entitlement Manager

David Weekley Homes is looking for a Land Entitlement Manager to join our Phoenix team.

This person will collaborate with the Phoenix Land Acquisition Manager and Land Development Manager in support of the growth, profitability, and vision of David Weekley Homes.

The successful candidate will have 3+ years of direct or comparable experience in residential community planning/engineering/entitlements in the greater Phoenix area.

Job Responsibilities:

Oversee the entitlements and due diligence of multiple residential projects, including assisting managers in zoning and rezoning approvals, development agreements, sketch and preliminary plans, site civil construction documents, development permits, dry utility plan coordination, and recording plats.Assist with the community planning process, including site analysis, yield studies, land planning, landscape design, signage, and monumentation, amenity programming and planning, and common open space planning.Develop and maintain positive professional relationships with officials and employees of municipalities and agencies with jurisdictional control over community land development in the Greater Phoenix area.Manage pre-acquisition activities related to project due diligence, entitlements, feasibility budgets, schedules, and plan reviewReview site plans, civil design documents, improvement plans and preliminary plats for project coordination and accuracyReview, analyze, and summarize all risks, related to environmental, political, entitlement, engineering, scheduling, budgetary, and developmentAttend all public hearings, neighborhood meetings related to entitlement processDetermine availability of all utilities and associated feesAssist with pre-construction meetings with subcontractors, governmental agencies, utility companies, and consultants in conjunction with land development teamResponsible for managing land entitlement and due diligence activities until site is shovel ready for construction
QualificationsBachelor’s degree in Civil Engineering, Landscape Architecture, Urban Planning, or other related field preferred3 – 5 years of relevant experience in the residential development and building industry in the Phoenix areaMust be able to read and interpret grading plans, blueprints, civil plans, landscape plans etcProficient in Microsoft applications including Word, Excel, and ProjectComfortable with financial proformas and modelingExcellent people skills, as well as verbal and written communication skillsStrong project management skillsAbility to take initiative, be a self-starter, and advocate for projectsAbility to read, analyze and interpret due diligence reports, municipal code, and legal documents
