As a Land Manager, you working to support the Land Services team and clients that are located across all US time zones. Additionally, you are primarily responsible for acquiring easements or other land rights necessary for the construction, operation, and maintenance of client infrastructure across the country. The role will work with the Land Services and client project teams, from start to finish, to ensure that all land service responsibilities are completed, and that all land rights are successfully obtained to execute the project.
Some of the essential job functions include, but are not limited to:
* Handle negotiations with landowners for the acquisition of land rights relative to the construction, reconstruction, or maintenance of client infrastructure.
* Settle damage claims with property owners for property damage caused during the construction, reconstruction, maintenance, or removal of client infrastructure.
* Conduct title research, including courthouse and other records offices to determine present property ownership and other property interests of record.
* Review and interpret legal documents, legal descriptions, survey drawings, and related reports.
* Prepare and record approved legal documents for the acquisition of land rights relative to the construction, reconstruction, or maintenance of client infrastructure.
* Attend all project-related meetings, as requested and/or required.
* Provide functional support to other Jacobs organizations as needed.
* Maintain property owner and project files, including maps, drawings, exhibits, and progress reports, utilizing Jacobs and/or client information systems.
* Support land and right-of-way (ROW) project planning, including development of scopes of work, estimates, and preliminary schedules.
* Support all required change management procedures and follow client technical guidelines for land services.
* Collaborate with client contractors or Jacobs’ subcontractors and act as a liaison for land services as part of multi-disciplinary project teams.
* Track project quality, milestones, and performance against the Project Execution Plan (PEP) and monitor project closeout processes, documenting any lessons learned.
* Act as a witness or assist in selection of witnesses in connection with any condemnation or other court action involving the acquisition of land rights.
* Represent Land Services on internal process improvement teams or initiatives.
* Serve as the property owner's main contact throughout the project life, preparing and maintaining accurate records of ROW agreements, negotiations, and correspondence.

This is a HYBRID position, based out of a Jacobs US office, with possibility of travel to support client projects when needed. This position is not eligible for employer-based sponsorship.
* 2+ years of ROW or Land acquisition experience;
* Understand ROW regulations and requirements.
* Land and/or real estate acquisition experience and fundamental understanding of issues related to land acquisitions.
* Proficient with MS Office Suite, specifically Excel, Word, and Outlook.
* Valid state driver’s license.
* Willing to work outside normal business hours to accommodate our clients and projects across the country, and the specific needs of acquiring land rights.
* Willing to travel throughout the country as needed.
Ideally, you'll also have:
* Active Real Estate License.
* International Right-of-Way Association Membership, or the ability to obtain within 60 days of hire.
* Active notary or ability to obtain within 60 days of hire.
