Landscape and Maintenance Supervisor

Job Overview:

The Landscape/Maintenance Supervisor is responsible for supervising day to day facilities needs and supporting the Civita General Manager on all capital improvement, maintenance and contracted services for Civita Community.

 

Compensation: $25 - $30 an hour

 

FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.

 

Job Responsibilities:

Supervise, direct and review work to properly maintain property located throughout the Civita Community. Evaluate maintenance requests, set priorities and process work assignments. Perform routine inspections of all facilities and equipment, generating punch lists and work orders. Work on capital and reserve projects as assigned by Civita General Manager. Ensure that work orders and contract services are completed within the contract scope. Develop processes and workflow steps to ensure work orders are received, processed and closed out. Communicates with maintenance, janitorial, vendors, residents and internal staff regarding the status of work orders. Plans, organizes, directs, and coordinates the day to day of projects and vendor work orders as assigned by Civita General Manager. Identify areas where new processes are needed, or existing processes are in need of improvement and work with the Civita General Manager to develop. Perform routine repair and maintenance functions. Perform quality control inspections of janitorial and maintenance services. Plan, organizes, directs, and coordinates the day-to-day operations of the maintenance and janitorial departments. Ensure that all Civita policies and procedures are followed related to the performance of the maintenance and janitorial function. Establish and communicate the level of quality and safety expected in the performance of maintenance, janitorial, and project tasks. Enforce protocols and procedures for team operations including maintenance, janitorial, construction projects, and service contract. Responsible for procedures for the ordering, use and storage of various supplies and equipment for use in maintenance and janitorial practices. Write and effectively communicate guidelines and procedures in support of policies, culture and operational needs. Proactively partner with co-workers and community partners to understand operational needs, adjust required support services, support the reconfiguration of facility amenities such as desks, computer equipment, phone lines and other factors critical to facility operation. Coordinate and perform inspections in support of daily and preventative maintenance and repairs, coordinating work with maintenance associates and service providers as needed. Compliance with fire, life, safety measures to include any required annual evacuations and related training/communications. Support Civita Community Services events by meeting and understanding needs for maintenance and janitorial and supporting event facility needs. Communicates with community residents both verbally and in writing to answer questions, respond to issues or concerns, or share information and updates via the community website, email newsletter or printed signs or notices. Regularly report to General Manager with updates on all job responsibilities.  Attend all company mandatory functions. Comply with company policies and procedures. Other projects and opportunities as may be deemed necessary and appropriate for this position.

Advanced knowledge in the areas of office management, ergonomics, typical building maintenance, access control systems, office safety and related principles and procedures. Education & Experience:

Minimum 2 years of experience in related field.


Physical Requirements & Working Environment:

Must be able to lift 50 lbs. Must have finger dexterity for typing/using a keyboard. Work is performed in a variety of environmental conditions, with exposure to outdoor temperatures, weather variations, traffic and equipment noise, equipment vibrations, vehicle and/or chemical fumes, chemicals such as cleaning solvents and grease, machinery and their moving parts and dust. Work duties may require the ability to stand or walk on hard surfaces for frequent and prolonged periods of time. Must be able to respond to requests and communicate to staff, coworkers, clients, and vendors. Consistent and regular attendance required. Some exposure to dust and noise. Some heavy lifting, standing, climbing.  Hours over and above normal office hours will occur, including evenings, holidays, and some weekends. Schedule is subject to change based on business needs.
