Job Overview:
The Landscape Maintenance & Development Manager will work with on-site management staff and various contractors to address landscape and common area maintenance and improvement needs. The Landscape Maintenance & Development Manager will coordinate and facilitate landscape projects within the common areas and facilities, and they will have oversight and maintenance standards knowledge of all the Great Park Neighborhoods landscape areas and land use. In addition to the oversight of all aspects of the common area landscape, this position will manage all annexation processes from the Community Developer and Neighborhood Builder in the turnover process for maintenance to Great Park Neighborhoods common areas and facilities. The position will also manage all Great Park Neighborhoods landscape vendors and contract bidding in conjunction with the General Manager (GM) and Assistant General Manager (AGM) to ensure quality customer service is provided to the client and the maintenance of landscape is being provided at a maximum level.
Spanning approximately 2,100 acres in the heart of Irvine, the Great Park Neighborhoods Community sits on the former Marine Corps Air Station El Toro base. The base has been transformed into a community that honors its military past while creating an inventive city of the future. Great Park Neighborhoods Community will continue to be developed over the coming years into multiple neighborhoods offering homes for people of all ages and all lifestyles. The community is slated for approximately 10,000 homes to be built over these years of development and will have several parks, pools, clubhouses, reservable indoor and outdoor spaces, school sites, and more. All of this falls under the careful care of Management of Great Park Neighborhoods Community Association.
We are looking for an individual that will be an active leader and supporter of the Great Park Neighborhoods community vision and philosophies, and FirstService Residential’s commitment to client, staff, and community. The expectation for this individual is to support the General Manager and Assistant General Manager to meet Great Park Neighborhoods Board goals and objectives with respect to the overall landscape resident satisfaction rate and drive budget success for landscape and common area items. Additionally, to ensure effective and efficient day to day operation of all landscape, common area maintenance and land management practices. This position reports directly to the General Manager.
Compensation: $80-90k
FirstService Residential will compensate the successful candidate in accordance with the posted range. The salary or wage paid to the successful candidate will be commensurate with experience, education, and specific job responsibilities. For positions designated at a client's property, the salary or wage will also be premised upon the client's directive. The base pay range is subject to change and may be modified in the future.
Job Responsibilities:

Operational Excellence:
Manage all landscape maintenance activities for all Great Park Neighborhoods landscape areas in the community. Manage all annexation processes from the Community Developer and Neighborhood Builder in the turnover of maintenance to Great Park Neighborhoods common areas and facilities; in conjunction with the Facilities Manager (FM), Assistant General Manager (AGM) and General Manager (GM); including coordination for all vendor contract establishment and utility turnover processes. Manage all compliance for all water quality systems in the community. Manage all basins and community trails for quality and safety concerns. Manage all land areas in accordance with agency requirements that have been put in place by the County of Orange, Cal Trans, Orange County Fire Authority, the Nature Reserve, etc. Manage all greenhouse maintenance and orchard maintenance in partnership with applicable vendors. Manage all land management budget line items in partnership with association vendors, the AGM, and GM. Manage landscape maintenance meetings, Community Developer Construction Meetings, and any additional landscape project meetings as appropriate or directed. Manage all proactive planning of land projects in the community. Provide weekly reporting of activities to the AGM and GM, as appropriate. Provide monthly written performance scores to AGM and GM for each vendor, as appropriate. Provide support to all recognized Great Park Neighborhoods clubs, groups, permitted users, and programmers in coordination with direction from management. Prepare all resident communication pieces related to land management. Participate in annual reviews of contractor scope of work process. Represent Great Park Neighborhoods in all meetings with homeowners to discuss landscape requests and concerns. Represent Great Park Neighborhoods to maintain positive working relationships with all vendors, contractors, and consultants that provide service to achieve the best possible overall results. Seek the most efficient and cost-effective ways to improve the association’s common areas and facilities landscape, coordinating with the AGM and GM. Practice and adhere to FirstService Residential Global Service Standards. Always conduct business with the highest standards of personal, professional, and ethical conduct. Perform or assist with any operations as required to maintain workflow and to meet schedules. May participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines. Follow all policies and Standard Operating Procedures as instructed by Management. Perform any range of special projects, tasks, and other related duties as assigned. Comply with all reporting mechanisms to the AGM, GM, and Board of Directors, as appropriate.Skills & Qualifications:

Bachelor's degree in Horticulture, Landscape Architecture, or a related field (or relevant work experience preferred. Minimum 3 years of experience in landscape management and operations Strong knowledge of plant care, irrigation systems and pest controlPhysical Requirements & Working Environment:
