**ABOUT THE JOB (JOB BRIEF)**
The Lead Portfolio Analyst (LPA) is responsible for Portfolio Management's consistent, efficient and accurate processing and recording of real estate contracts, related payments, charges, and other related reporting requirements in compliance with departmental policy, procedures and guidelines. This includes functional responsibility and understanding of one or more specific processes or systems supporting Portfolio Management within Corporate Real Estate Solutions (CRES).
**ESSENTIAL JOB FUNCTIONS**
• Timely and accurately processing within the portfolio administration system all existing and new real estate contracts and related documents received from other teams within Real Estate Solution that include, but not necessarily limited
to the following primary functions:
o Abstracting contracts
o Recording, processing and maintaining all property contract charges (security deposits, improvement allowances, recurring charges, CPI adjustment calculations and one-time costs)
o Accurately maintain critical dates
o Preparing all contract notification letters (commencement date agreements, option notices and other such communication to effectively administer real estate contracts with landlords and tenants)
o Processing monthly rent roll (both landlord and tenant)
o Performing desktop audits in pursuit of potential expense savings by reconciling CAM, operating expense, real estate tax and insurance premium settlements received from landlords
o Coordinating and processing with legal representatives estoppel and Subordination and Nondisturbance Agreements (SNDA) requests
o Tracking lease expirations and activities with facility managers for return of premises
o Researching contract information as requested by other departmental employees
• Secondary functions include the following:
o Updating the portfolio administration system database for all:
▪ property cost center updates
▪ landlord and tenant address changes
▪ vendor changes (includes coordinating such changes with Key’s Accounts Payable Department)
o Processing check requests
o Determining and archiving to Key’s off-site storage annually all expired or inactive property, tenant and billing files
o Assisting other team members in the completion of their essential job functions, as necessary
REQUIRED QUALIFICATIONS
• Bachelor’s Degree or equivalent industry experience with demonstrated pursuit of secondary education preferred
• Minimum 2 to 4 years of commercial real estate lease administration, accounting or para legal experience and possessing a notary designation preferred
• Demonstrated strong understanding of and ability to interpret commercial real estate terminology.
• Excellent written and verbal communication skills
• Exceptional organizational and computer technology skills
• Demonstrated ability to prioritize a high-volume workload and follow-through on activities and requests
• Ability to work within a fast-paced team environment

As a result, this role may be mobile or home based, which means you may work either at a home office or in a Key facility to perform your job duties. Please note that person selected for the position will work typically 3 days a week (Tuesday, Wednesday, and Thursday) from the designated office location in Brooklyn, OH.
COMPENSATION AND BENEFITS
This position is eligible to earn a base salary in the range of $61,000.00 to $72,000.00 annually depending on location and job-related factors such as level of experience. Compensation for this role also includes eligibility for short-term incentive compensation and deferred incentive compensation subject to individual and company performance.
