Lead Maintenance Mechanic

Leads, oversees and schedules the day to day functions of all assigned Maintenance Mechanics. The Lead Maintenance Mechanic establishes, monitors, and improves the standard operating policy and procedures for general building facilities, plumbing systems, assigned equipment for the hospital and related offsite facilities. Ensures compliance with regulatory agencies and must be competent in the application of the National Fire Codes. This position must strive to provide a reliable, healthy and safe environment for patients, visitors, and associates under the general supervision of the Manager.

Major Responsibilities:

Provides effective supervision and management of the associates assigned to the Facilities Department.    Actively participates as a member of the Utilities Management Sub-Committee and/or EOC Fire Prevention Committee and supports the utility management plan    Working collaboratively with the manager, establishes goals and quality standards for the facilities department. Regularly reports on goal attainment status. In the absence of the department manager will be the first person contacted to address hospital or emergency personnel inquiries.    Collaborates with the department manager on hiring, progressive discipline, rewards and recognition of associates.    Establishes work schedules to ensure proper coverage. Provides guidance and oversight on the use of contractors to supplement the work of the associates assigned to the department.    Approves overtime as warranted and edits time cards accordingly.    Prioritizes and schedules associates to perform corrective, preventative and predictive maintenance.    Leads the onboarding process for orientation and training of the facilities team to increase knowledge, skills, and proficiency.    Inspects and ensures that all work is done to the highest quality standards, providing regular performance feedback to the associates assigned to the facilities team and drafts annual performance appraisals.    Provides timely and accurate recommendations for the annual operating budget and the five year infrastructure capital plan. Manages the expenditures to meet the department budget goals.    Oversees administrative actions required of their assigned team.Establishes, monitors, and improves the standard operating policy and procedures for general building facilities, plumbing systems, assigned equipment including, but not limited to: beds, TVs, automatic doors, medical gas outlets, dietary equipment, lock and key inventory, vehicles, and magnetic door locks in manner that optimizes reliability, efficiency, safety and occupant comfort per department policies and procedures.    Ensures that facilities operations associates responds to building occupant requests in a timely and professional manner. Manages, regulates zone maintenance proactive rounding process. Keeps requesters apprised of the status of corrective actions and service requests.    Respond to alarms in a timely and correct manner. Optimizes operation using trending reports as appropriate.    Organizes and maintains accurate records and reports for equipment startup, failures, problems, work in progress and completed work through log books and the computerized maintenance management system (CMMS).    Establishes room and equipment rounds and standing instructions to ensure all equipment is operating properly. Investigates any abnormalities and takes appropriate action.    Reviews all findings and actions taken in the computerized maintenance system and takes appropriate follow up action.    Establishes, trains, monitors, and supervises emergency procedures associated with leaks, floods, water outages, restricted drain lines, fires, power outages, equipment failures, or other disruptions of utilities and executes those procedures in a timely, safe and correct manner.Establishes, monitors, and improves the preventive maintenance and inspection program and procedures for building systems, and assigned equipment per manufacture’s recommendations and regulatory standard. Include PM work by service vendors.    Ensures facilities associates and vendors complete assigned PMs by the established deadlines.    Ensures that all new areas and assigned equipment is inventoried and that preventative/predictive tasks and frequencies consistent with manufactures' recommendations and regulatory standards are established and properly entered into computerized maintenance management system (CMMS) by facilities associates and vendors.    Ensures that facilities associates and vendors properly documents all actions taken through log books or CMMS work orders.    Maintains documentation required by regulatory standards in a format easily retrieved and audited.    Takes appropriate action on problems reported that were not resolved during the PM inspections using the CMMS to track resolution.    Inspects and ensures that work completed by facilities associates and vendors is done to the highest quality standards    Identifies significant problems found during inspections and proposes a course of action to the Maintenance Operation Manager in a timely and accurate manner.    Ensures that assigned equipment and zones are maintained to a clean, safe, and professional appearance.Supervises general building maintenance systems and assigned equipment repairs and installations as required by the situation in a timely and workmanlike fashion, including work by vendors.    Troubleshoots equipment problems or failures to determine the cause of the failure in a timely manner.    Provides assistance to all building operations associates. Establishes a plan for correction with the assistance of service vendors or consultants as warranted.    Coordinates utility outages to ensure minimal impact to the hospital and patient care.    Oversees approval and funding of vendor provided repairs.    Ensures that facilities associates and vendors follow proper safety and infection control procedures.


Education/Experience Required:

High School Diploma PLUS 8+ years maintenance and/or construction experience in a large healthcare, hotel, institutional or manufacturing facility.


Knowledge, Skills & Abilities Required:

Demonstrated competency in most of the following facilities maintenance areas with a high proficiency and knowledge level in at least one of the following : general maintenance, basic carpentry, maintenance plumbing, door and door hardware repair and replacement, wall protection systems, application of fire stop material, flooring repairs, ceiling tile installation, drywall repairs, kitchen equipment repairs, bed repairs, basic electrical maintenance (switches, outlets, and light fixtures,), CATV installation, snow removal, roofing, basic vehicle maintenance, basic HVAC,. Ability to prioritize, assign and inspect that work meets high quality standard within time and cost constraints. Ability to read and interpret building blueprints. Ability to read and interpret simple equipment schematics.Certified Healthcare Facilities Manager (CHFM) Valid State of Illinois Drivers License


Physical Requirements and Working Conditions:

Occasional exposure to hazardous chemicals and toxic substances. Occasional exposure to temperature extremes, such as outside work or work in mechanical rooms.. Work around equipment and building components at voltages up to 220V with occasional 480V equipment. Ability to climb, push, pull, bend, and reach, as needed to perform essential job activities. Mobility to access work areas in confined spaces Occasional 2nd, 3rd and weekend work, either scheduled or to respond to emergencies.Ability to lift up to 35 pounds without assistance. For patient lifts of over 35 pounds, or when patient is unable to assist with the lift, patient handling equipment is expected to be used, with at least one other associate, when available. Unique patient lifting/movement situations will be assessed on a case-by-case basis.
