Lead Maintenance Mechanic
**Summary** **AJANTA CONSULTING, LLC** Fort Cavazos, TX The **Maintenance Mechanic, Lead** shall supervise field operations, planning, and execution of Prevantative Maintenance (PM) operations in an industrial facilities maintenance program. Serve as a subject matter expert in their discipline. **Responsibilities** + Supervise approximately 15 HVAC technicians, vehicles, and equipment in support of facility maintenance services. + Maintain commercial, industrial, and residential domestic hot water systems, boilers, and their components. + Maintain cooling towers, belts, motors, pumps, media, basins, spray nozzles, strainers, sand filters, and all other system components. + Maintain fan coil units, motors, coils, drain pans, condensate lines, strainers, filters, and all other system components. + Maintain air handler units, coils, motors, belts, filters, drain pans, condensate lines, condensate pans and water, and all other system components. + Maintain rooftop units, coils, motors, belts, filters, drain pans, condensate lines, condensate pans and water, and all other system components. + Maintain ventilation systems, motors, belts, and all other system components. + Maintain mini-split systems, coils, filters, drain pans, condensate lines, motors, and all other system components. + Ensure work orders when complete are properly filled out and returned to work management + Support the project Safety Plan through personal involvement in all aspects of safety, including training and attention to the adherence to safety requirements pertaining to particular trades or skills. + This position has been designated as Mission Critical. Mission-critical personnel are defined as those required to meet the Installation’s safety (including inclement weather for snow and ice control) and security needs during lockdown conditions. + This position may be part of an emergency management/response team as required by the company to meet contract requirements. + Other duties as assigned **Qualifications** + High School diploma or GED + Minimum three (3) years experience directing field operations and technical task execution related to work performed in support of an industrial Preventive Maintenance Program. + Possess an EPA certification (CFC Certification, Universal which shall be maintained in accordance with (IAW) Section 608 of the Clean Air Act, 1990 EPA Mandatory Technician Certification (by November 14, 1994), with + Minimum five (5) years field experience as a Journeyman maintaining HVAC systems in a commercial or industrial setting. **Knowledge, Skills and Abilities** + Knowledge and industry experience in related shop mathematics and the interpretation and application of building plans, specifications, schematics, diagrams, blueprints, and sketches of all complexity + Knowledge of construction and operating characteristics of fan coil units and limited knowledge of dual temperature water heating and air conditioning systems. + Ability to determine when mechanical, electrical, and structural components of fan coil units need to be repaired or replaced. + Ability to sufficiently disassemble fan coil units, locate mechanical and electrical defects, and make proper repairs. + Ability to separate soldered joints during disassembly and solder pipes back together after cleaning or replacing coils. + Ability to follow electrical diagrams and connect wires to switches, relays, thermostats accordingly. + Ability to identify equipment and have a basic operating knowledge of all equipment serviced in order to recognize unusual noises, check for proper oil levels and frayed or loose belts, and the skill to perform preventive maintenance tasks and limited repairs. + Knowledge of the characteristics and use of various lubricants. + Knowledge of the frequency, procedures, and prescribed methods for lubricating components; changing filters and oil. + Ability to follow preventive maintenance schedules and interpret sketches, wiring diagrams and equipment manuals. + Ability to use of tools and equipment such as screwdrivers; various wrenches; pliers; grease guns; compressed air blowers or high pressure water cleaner; hand, pneumatic, or electric pumps. + Ability to operate Motor Vehicle. + Ability to operate hand and foot controls for starting, stopping, backing, and driving the vehicle. + Ability to judge overhead and side clearances, turning radius, braking distance, and proper distance to remain from vehicle ahead. + Knowledge of safety rules and regulations and other posted rules for moving vehicles. **Physical Demands:** (The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
