Lead Maintenance Worker

Primary Purpose of JobTo participate in planning and execution of complex projects with minimal supervision.
Essential Functions
Inspect, troubleshoot, perform emergency repairs, preventive maintenance, inspections and all other duties required to maintain the integrity of the systems, as well as power washing, furniture moving, landscaping and snow removal and assist others, as assigned.Work with outside contractors, as required.Assist the Maintenance Supervisor in investigating the need and planning various small-to-medium size maintenance and installation projects.Performing various small-to-medium size maintenance and installation projects that require higher than average expertise in various maintenance and construction trades.Take a responsibility for some essential functions of the Maintenance Supervisor at the time when he/she is not available, such as assigning staff, planning daily work, resolving non-complex logistical issues Advise the Maintenance Supervisor of any observed issues that require attention (repairs, malfunctions, and safety and fire safety issues).Coach the Maintenance Workers at the job location on various techniques, maintenance procedures, and safety precautions.Carry emergency pager/cell phone to respond to emergency and alarm calls.Other duties, as assigned,Depending on building trade, for example plumbing, may also be required to:
Read blueprints and diagramsComplete basic weldingWork with gas and waste pipingService all installed piping systems, including but not limited to water, fire sprinklers, fuel oil piping, compressed air, vacuum, medical gases, steam, natural gas, condensate and sewer.Schedule:
Monday - Friday 8am - 4:30pm
