Summary

The Lead Operating Engineer will lead the hands-on maintenance of building systems for the safe, efficient, and proper operations of all assigned properties. Engineer will perform minor repairs and helps in the operation, monitoring, and performance of preventive maintenance on the building systems as necessary.

Duties and Responsibilities

Performs maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned.

Directly or indirectly provides supervisory guidance and oversight to a crew of 1-3 operating engineers or building technicians.

Demonstrated ability to take lead and drive engineering operations.

Maintains responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency.

Maintains the condition of the property equipment which includes cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels.

Reviews monthly client service request summaries to pinpoint and correct recurrent operational problems.

Evaluates vendors and suppliers on a regular basis with regard to quality and competitive pricing.

Verifies the accuracy of deliveries for count, pricing, and description.

Records readings and make adjustments where necessary to ensure proper operation of equipment.

Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace.

Perform periodic checks of tool and instrument inventory,

Support on-call or emergency response situations, rotating on-call covering a group of buildings (2 week on call every 4 to 6 weeks)

Monitors the quality and pricing of maintenance work performed by outside contractor.

Develop and implement safety procedures to mitigate risks and create a safe working environment.

Stay updated with industry trends and best practices to enhance operational efficiency and sustainability.

Collaborate with external vendors, contractors, and suppliers to coordinate repairs, installations, and service contracts.

Manage vendor relationships, negotiate contracts, and ensure service level agreements are met.

Prepare and manage the operating budget, ensuring cost-effective maintenance and repair operations.

Identify opportunities for energy conservation and operational cost savings.

Requirements

High school diploma or GED.

2+ years of experience in the building maintenance industry.

Accredited trade school degree in HVAC, electronic, or other industry related trade. Union training and certification is also acceptable.

Possess an Universal CFC certification.

Highly Desirable Attributes

Knowledge in the safe and proper use of the following tools: ladders, lifts, basic hand tools, volt meter, manual drain auger, plumber’s helper, safety goggles, ear protection, and fire extinguisher.

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.

Must be able to interpret a variety of instructions furnished in written, oral, diagram, or schedule format.

Must be comfortable with working in less than ideal working conditions
