This person must be a reliable, trustworthy and professional that will be responsible for the overall plumbing on the Woods campus. They will continually work to improve the quality and integrity of the plumbing systems to give the highest reliability of services to our residents. They must maintain a positive working relationship within all of the facilities departments. This person may also be called upon for special projects and to support our affiliates companies. Responsibilities Proficient with work order and equipment tracking software to run reports for analyzing data Proficient with Microsoft Office and Excel. Maintains, services, repairs, and replacement, of plumbing equipment as needed. Responsible for work order distribution and follow up. Maintains proper inventory levels of plumbing parts and equipment. Communicates and supervises all plumbing subcontractors and their work. Performs PM services on plumbing equipment with documentation for state and local agencies. Maintain schedules for replacement of plumbing equipment. All underground water, sewer, and gas piping on campus Help project coordinator create scopes of work for plumbing projects and works in collaboration with others to see projects to their fruition. Assists in all facilities departments when needed at Woods and across the Woods system of Care when needed. Work on call as scheduled. Available by phone for emergencies. Inspections All domestic water backflow preventers Sewer lift station cleanings (McGovern) Requirements Must have strong leadership skills with a minimum 1 year of management experience. Minimum 2 Years plumbing trade school and five years’ experience in the Plumbing service field. Plumbing journeyman preferred. Must be thoroughly familiar with the principles of safe plumbing Practices. Must have a basic understanding of electrical skills. Must have excellent communication skills, must be able to follow written or oral instructions and give written and oral instructions. Must be familiar with both State and Local codes, Must have a valid driver's license. Must be in excellent physical condition and must be able to climb, lift, push, pull and carry variable weighted equipment and use various tools. Minimum requirements - must be able to lift 75 lbs.
