**Real Estate Portfolio Manager**
**Responsibilities:**
As a Real Estate Portfolio Manager, you will play a vital role in supporting Retail Real Estate operations. Your responsibilities include:
+ Managing and enhancing the performance of our real estate portfolio while controlling expenses and developing efficient maintenance procedures.
+ Facilitating lease management with GRE Lease Administration, including handling landlord/third-party requests, lease renewals, amendments, and legal notifications.
+ Supporting internal stakeholders in executing our optimization strategy for existing stores and providing insights on contractual rights and obligations of current leases.
+ Preparing and presenting renewal and portfolio strategy recommendations to internal stakeholders.
+ Maintaining knowledge of industry best practices in portfolio management, including processes, procedures, and legalities nationwide.
+ Analyzing complex problems involving various factors and conducting thorough market trend analyses to identify cost-saving initiatives and drive store optimization.
+ Establishing and maintaining strong relationships with tenants, landlords, vendors, and other external stakeholders to ensure successful property operations and management.
+ Overseeing financial reporting, budgeting, forecasting, and variance analysis for the portfolio, ensuring accuracy and adherence to targets.
**What We Are Looking For:**
+ A proactive self-starter with strategic thinking abilities to influence and develop real estate plans and strategies.
+ Superior expertise in real estate concepts and documentation.
+ An established, broad real estate network enabling resourcefulness and swift solutions.
+ Highly developed market analysis skills.
+ Seasoned financial skills with the ability to apply financial modeling techniques and critical analytical frameworks for effective real estate decisions.
+ Experienced dealmaker with strong negotiation skills.
+ Ability to analyze and make recommendations for underperforming real estate assets (e.g., closing, lease re-negotiation).
**Education:**
+ Bachelor’s degree in Business; MBA preferred.
**Experience:**
+ Typically 5-8 years of related experience; relevant certifications may be required.
**Supervisory:**
+ No supervisory responsibilities.
**Additional Information:**
+ Relocation assistance is not available.
+ Ready to work 5 days in the office per week.
**Compensation:** Our Lead Portfolio Management/Transactions professionals earn between $105,600 - $158,400. The starting salary within this range may depend on geography, experience, expertise, and education/training.
