Compensation

Compensation includes a base salary of $58,400.00 - $87,600.00. The base salary may vary within the anticipated base pay range based on factors such as the ultimate location of the position and the selected candidate’s knowledge, skills, and abilities. Position may be eligible for additional compensation that may include an incentive program.

Job Description

Cox Enterprises is seeking a detail-oriented Lease Administrator to join our Corporate Real Estate and Facilities operations team. This position plays a key role in managing lease payments, maintaining data accuracy, and building vendor and stakeholder relationships across Cox Enterprises and its subsidiaries. Experience with CoStar, a leading real estate data and analytics platform, is preferred but not required.

Key Responsibilities:

Oversee the full lifecycle of lease administration, including setting up lease agreements in CoStar, monitoring critical dates, ensuring compliance with lease terms, and processing accurate and timely monthly rent and operating payments.

Reconcile operating expenses and other charges in accordance with lease terms.

Utilize CoStar to organize property information, manage lease and owned property records, and track key leasing metrics such as tenant improvements and reconciliation savings.

Act as a liaison for lease-related inquiries, coordinating with property managers, landlords, tenants, and operations teams to address any questions or issues.

Process documentation for lease renewals, amendments, terminations, rent escalations, estoppels, SNDAs, and insurance requests.

Ensure accurate and timely data entry for all leased and owned properties.

Track critical dates, such as lease expirations and option deadlines, and proactively notify relevant stakeholders.

Maintain comprehensive records of all lease transactions and communications.

Support annual budget preparation and assist with various reporting projects as needed.

Qualifications:

Bachelor’s degree in a related field with at least 2 years of lease administration experience, or a comparable combination (e.g., a master’s degree with up to 2 years of experience, or 6 years’ experience in a related field).

Minimum of 2 years’ experience in commercial real estate lease administration.

Proficiency with CoStar is preferred, though not required.

Familiarity with lease terms, real estate documentation, and property management processes.

Exceptional attention to detail with strong organizational and multitasking abilities.

Proficient in Microsoft Office Suite (Excel, Word, Outlook).

Excellent written and verbal communication skills.

Ability to work independently and collaboratively in a fast-paced environment.

Knowledge of ASC 842 Lease Accounting is a plus.

Basic understanding of accounting principles relevant to real estate, including rent and CAM reconciliations.
