Job Description
We are seeking a detail-oriented Lease Analyst to join our team. The Lease Analyst will be responsible for creating and performing abstracts for all new leases and amendments, maintaining leases in property management software, and interpreting lease languages. This role involves setting up and maintaining pass-through worksheets for Common Area Maintenance (CAM) and Real Estate Taxes, reviewing leases and abstractions, calculating percentage rent charges, and inputting cash receipts. The ideal candidate will work closely with Property Managers to research and evaluate outstanding tenant account issues, maintain data integrity in databases, and perform invoice reviews to ensure alignment with tenant obligations.
Responsibilities
+ Create and perform abstracts for all new leases and amendments; complete abstract packages for review.
+ Set up and maintain leases in property management software.
+ Interpret leases and lease languages; enter information into the system and handle reporting.
+ Set up and maintain pass-through worksheets for Common Area Maintenance (CAM) and Real Estate Taxes.
+ Review leases and abstractions.
+ Calculate percentage rent charges where appropriate.
+ Input cash receipts in property management software; follow standard operating procedures for monthly rent collections.
+ Work with Property Managers to research and evaluate outstanding issues related to tenant accounts, including CAM expenses and budget analysis.
+ Maintain data in the database, abstract leased and owned property data, and provide quality assurance for data abstracted and entered into the database.
+ Perform invoice review and ensure alignment with tenant obligations to remit payment.
+ Produce monthly recurring rent variance reports and enter applicable variance explanations.
+ Perform preliminary reviews of operating expenses to ensure calculations are correct and supportive documentation has been provided.
+ Interact with landlords, create standard forms, and develop policies and procedures.
+ Produce reports and analyses, including financial reports, as required.
Essential Skills
+ Strong understanding of lease and lease abstract/amendment processes.
+ Experience with invoicing and Common Area Maintenance (CAM).
+ Proficiency in property management software.
+ Knowledge of commercial real estate and property leasing.
+ Ability to interpret lease contracts and language.
+ Proficient in Microsoft Excel.
+ Detail-oriented with strong analytical skills.
Additional Skills & Qualifications
+ Bachelor's Degree in Accounting, Finance, or Business related field preferred but not required.
+ 3 years of commercial real estate/property leasing experience.
+ Experience with CAM reconciliation and lease amendments.
Work Environment
This position operates on a hybrid model, requiring in-office presence 8 days a month (Monday to Thursday, every other week). The preferred location is Tampa, FL (Temple Terrace office), but candidates near the following offices are also considered: Alpharetta, GA; Irving, TX; and Basking Ridge, NJ.
Pay and Benefits
The pay range for this position is $24.04 - $26.44
