About the Job We currently have an exciting opportunity for a Lease Audit Analyst ll to join our Tailored Brands Real Estate team. The Lease Audit Analyst ll will report to the Manager of Lease Administration. The Lease Audit Analyst ll is responsible for performing desktop lease audits to ensure Tailored Brands is being accurately billed by landlords for store leases. This is a remote position that may require occasional travel. What You’ll Do | Key Accountabilities Perform desktop audits by analyzing and reviewing Landlord related billings for the annual reconciliations of operating and pass-through expenses, such as CAM, Real Estate Taxes, Insurances, etc., and confirming expenses are in compliance with the lease. Obtain detailed documentation from landlords necessary to validate expenses charged and provide clear and concise audit results. Conduct expense analysis (compare to market rates and establish trend analysis) Coordinate with and assist lease administration group with preliminary desktop reviews of billings records. Calculate and ensure appropriate payment of percentage rent situations: analyze invoices, check breakpoints and Lease year calculations, verify Landlord calculations; and resolve discrepancies. Act as the liaison with landlords to collect overcharges and remedy incorrect, improper or excessive billings, in a manner that best represents the Company’s interests, developing positive working relationships with landlords. Partner closely with internal teams such as Legal, Real Estate, Construction, Finance, Store and Facilities Operations, and Accounts Payable; Provide reports and information as required. Make recommendations to legal and management to improve lease language and business practices and processes regarding common area and other lease costs. Develop and present reports to management regarding lease expense/financial issues. Conduct on-site audits, as needed, of Landlord’s annual reconciliations of pass-through expenses (common area maintenance, real estate taxes, insurance charges, utilities, etc.) payable under retail leases by reviewing landlords' accounting books, invoices, and records. What You’ll Bring | Skills & Experience Bachelor’s degree in finance, Accounting, Business, or related field Minimum of 5 years of experience as a lease auditor, lease administrator, or lease compliance specialist Advanced understanding of retail rent structures and an extensive knowledge of operating expenses, critical lease dates and options Exceptional knowledge of retail lease agreements and a strong understanding of lease terminology and complex legal positions. Familiar with commercial construction, building repair and maintenance terminology and building systems. Proactive, analytical, with the ability to prioritize and juggle a high volume of tasks driving solutions to problems. Proficiency in cost analysis, gross up calculations, review of ledgers, and other financial books and records Effective oral and written communication Experience with Lease Administration Technology, Lucernex preferred. Strong background in Microsoft programs (Outlook, Excel, Word, PowerPoint) and Adobe Acrobat Pro Strong team player with superior organization skills; detail oriented Ability to work with people at all levels – internal and external-with minimal supervision. Must be comfortable working under stress with interruptions and deadlines. Some travel may be required. Please note that you do not need to qualify for all requirements to be considered. Work Environment, Physical & Mental Demands Ability to sit and work at a computer keyboard for extended periods of time. Ability to stoop, kneel, bend at the waist, and reach daily. Able to lift and move up to 25 pounds occasionally. Must utilize visual acuity, speech and hearing, hand and eye coordination and manual dexterity necessary to operate a computer and office equipment. Hours regularly 40 hours per week, as work dictates, from a remote office location. The starting salary for this position is $61,100 – $101,800 and may increase to $127,300 depending on merit, length of service with the Company, and other factors. We take into consideration an individual’s skills, background, and experience in determining final salary. Base pay information is based on market location and may be subject to prevailing wage laws, if applicable.
