Cloud Operations and Innovation (CO+I) is the business unit responsible for operating Microsoft’s cloud and the Datacenter Construction Delivery (DCD) team is responsible for constructing datacenter capacity. We have a portfolio of complex, multi-disciplinary, multi-million, multi-year datacenter construction and lease projects underway. The role of the **Lease Construction Manager** requires background in datacenter design, engineering, controls, operational requirements, managing teams and vendors, and an emphasis on project/construction management and will be responsible for the complete project delivery of Ready for Service (RFS) for each lease site location. The Lease Construction Manageris responsible for ensuring that each project meets the Data Center Development (DCD) guidelines and standards, which may be adjusted from time-to-time based on best practices and Lesson Learned drawn from previous projects as well as industry changing best practice. In addition, Lease Construction Manager will be responsible for ensuring that the lease provider is complying with the Microsoft requirements in the lease contract when delivering a project.
The Lease Construction Manager will coordinate with Microsoft’s Subject Matter Experts (SME) and stakeholders to support the efforts of achieving RFS for each lease datacenter sites. The Lease Construction Manager will manage the deliveries of projects from lease execution through RFS. In managing the delivery of projects, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the Data Center Development Project Strategy and will be a relentless advocate for managing a safe worksite. Safety is one of the four pillars of CO+I’s mission in delivering cloud capacity; joined by Quality, Schedule adherence, and Cost Management. In addition, this position will be responsible in reviewing potential lease sites providing preconstruction expertise and assisting site selection teams in providing feedback on lease provider’s qualifications. Lease Construction Manager will work closely to support the Datacenter Integration Managers (DCI-ITIM) across regions and their respective local sites.
**This role is based in San Antonio, TX.** Relocation support is available, and successful candidates are required to either reside within or relocate to within 50 miles of the designated hub office.
This role is eligible for hybrid, up to 50% from home [within 50 miles from San Antonio, TX].

**Responsibilities**
+ Ensure a safe worksite and manage construction deliverables, stakeholder dependencies, and handoffs across key Microsoft teams.
+ Oversee lease provider compliance and support cross-functional teams in delivering Ready for Service (RFS).
+ Manage vendor contracts, align project goals with business OKRs, and track KPIs to improve RFS delivery.
+ Monitor budgets, suggest adjustments for project controls, and ensure adherence to cost, schedule, and efficiency targets.
+ Facilitate meetings, drive data-based decisions, and foster collaboration to achieve program milestones.
+ Develop and apply best practices for cost-effective project delivery while maintaining alignment with organizational goals.
+ Oversee procurement, ensure resource availability, and support campus-based construction solutions.
+ Track and communicate project progress through metrics, dashboards, and scorecards, addressing risks and safety goals.
+ Advocate for safety compliance, conduct audits, and mitigate risks to improve constructability and program execution.

**Qualifications**
**Minimum Qualifications:**
+ Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience
+ OR equivalent experience.
**Additional Qualifications:**
+ Ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include but are not limited to the following specialized security screenings:
+ Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.
**Preferred Qualifications:**
+ Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 12+ years related experience
+ OR equivalent experience.
+ 12+ years experience working on data center projects.
Construction Project Management IC5 - The typical base pay range for this role across the U.S. is USD $115,000 - $200,300 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $146,200 - $219,200 per year.
