The Lease Financials Supervisor is responsible for supervision of the lease audit team, lease auditor, and the tax and collections administrator; and compliance with all aspects of lease financials including accounts receivable and billing for TSI, subtenants, and landlord reimbursements, payment of rent and taxes, CAM charges, insurance and taxes, and audit and reconciliation of CAM charges; compliance with internal and external audit requirements; tracking, reporting and analysis of all financial obligations pertaining to leases and subleases.
ESSENTIAL JOB FUNCTIONS
Responsible for the supervision, staffing, discipline, evaluation and goal setting for the Lease Financials team.
Supervise the Lease Audit team in the review, negotiation and successful resolution of lease payment audit claims including related landlord disputes, provide guidance on lease interpretation, and ensure compliance with lease terms
Assure the timely entry and accuracy of CAM, tax, and insurance payments in accordance with the lease obligations
Responsible for ensuring that all lease payment obligations are paid correctly and timely per the lease; including, validating and exporting the payment of monthly rents and daily expenses on all leased properties, maintaining current rent vendors, validating sales tax increases, tracking and calculating CPI rent increases, running percent rent calculations, and, providing sales information to Landlords as required by lease terms, and reviewing check requests before submittal to Manager or Director
Supervise the processing of subtenant rent invoices, reimbursements and subtenant CAM reconciliations, monitor the AR aging report for subtenants who are in lease default for delinquency and provide documentation to management for further action
Collaborate with Internal Audit and Finance to comply with internal and external audit requirements
Preparation, review and analysis of reports to support management objectives and to address specific areas for improvement
Manage relationships with third party vendors

SKILLS/EDUCATION/KNOWLEDGE/EXPERIENCE/ABILITIES
Bachelor’s Degree in Business and/or equivalent work experience
Four or more years of leadership experience, accounting, office organization, and customer service
Communicate effectively in both written and verbal form
Must possess exceptional organizational skills and be able to prioritize tasks for self and team to meet deadlines
Ability to research, track and follow-up on issues without direction
Analytical and problem solving skills
Ability to proofread and compare numbers for accuracy
Exceptional customer service skills
Ability to simultaneously perform and lead to completion a multitude of projects
Knowledge of lease language in order to interpret and communicate company position in a clear and affective manner
Innovative with advanced computer skills
Desired:Knowledge of MS Word, Excel, Lawson, Oracle, On-Base and Lucernex
Knowledge of commercial real estate practices, general maintenance, insurance, and real estate taxes.
